पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    Which floor s are better ?are GN plots better than the flats .how n any loans available?
    Phew too many questions but these are the anxious queries of a buyer .my first post so pl everybody helpout n advise.


    I don't think you would get anything in Resale in Noida Extension at the moment..
    Mahagun is theek thaak Builder comparing builders in Noida Extension, location is bit inside but better than many projects location which are located further away from Gaur Gol chakkar...

  • The current chief justice who is very honest n whom Congress n MSY are mortally afraid of ie mr kapadia is retiring on 28 Sep 2012. The next one is mr Kabir who cud be moulded .

    With recent judgement of Mayawati getting clean chit fro justice satahshivam n justice Mishra it's very likely that SC wud also toe the lines of state n central govt.

    Must be because of that Date for far,ers case has been put in Novemebr 2012.

    is Gaur the parent builder ?? ya ... naam use kiya jaa raha hai like bulland elevates...saviour... and some other fews.. they say the location is GC-1,GC-2 ie. gaur city1 ..gaur city 2 ...but builder toh koi aur hi hota hai :bab (45):

    ग्रेटर नोएडा : जुनपत गांव में किसानों की बुधवार पंचायत हुई। इसमें किसानों ने कहा कि उनकी मांग जल्द पूरी न हुई तो प्राधिकरण कार्यालय पर अनिश्चितकालीन धरना शुरू किया जाएगा। पंचायत में किसानों ने मांग रखी कि सह खातेदारों की अलग-अलग अपने हिस्से की बैकलीज कराई जाए। बिना मुआवजा उठाए ट्रांसफर द्वारा बैकलीज की जाए। आबादी के लंबित मामलों का तुरंत निस्तारण किया जाए। किसानों ने कहा कि प्राधिकरण ने उनकी मांग न मानी तो अनिश्चितकालीन धरना देने के साथ नोएडा एक्सटेंशन में निर्माण कार्य नहीं शुरू होने दिया जाएगा।

  • Night safaris soon in Greater Noida


    LUCKNOW: Preliminary work on the first night safari in India is likely to begin soon in Greater Noida, a growing suburban town of Delhi.

    The Greater Noida Master Plan 2021 was approved by the National Capital Region (NCR) Board last week.

    The project, conceived on the lines of the famed Singapore Night Safari, had been stuck up for want of a green signal from the NCR board, officials told IANS.

    "Now the biggest bottleneck has been removed. We hope to start work at the earliest," said Anil Kumar Gupta, the Infrastructure and Industrial Development Commissioner.

    Progress on the night safari, one of Uttar Pradesh chief minister Akhilesh Yadav's favourite projects, is being monitored by chief secretary Jawed Usmani.

    The state government is likely to proceed with the bid invitation process for developing the wildlife night park through public-private partnership mode.

    "The 102-acre land for the project will not require any land use change as it is already marked for recreational green. The project has already got statutory approvals from the Central Zoo Authority and the Supreme Court," Gupta said.

    The project was conceived in 2005 by the Samajwadi Party government of Mulayam Singh Yadav but was grounded by the Bahujan Samaj Party.

    The government has decided not to allow any commercial construction or housing projects within the safari area, which will have 60 percent animals from abroad and 40 percent from the Indian subcontinent.

    A total of 71 species of animals, including 58 species of mammals, eight species of birds, three species of reptiles and two species of gigantic lizards, is proposed for the project.

  • Noida Extension plots to get 'zero period' respite by Authority


    NOIDA: Over 3,000 individual plot owners in Sectors 2 and 3 of Noida Extension, whose investments had been hanging due to the land imbroglio for the past over one year, have got relief with the NCR Planning Board approving Greater Noida Master Plan 2021. The plots - in sizes of 120, 200 and 220 sqm - had been allotted through a lucky draw by Greater Noida Authority in 2008. The Authority has said that 'zero period' would also be applicable on these individuals.
    Last year, when the land row was at its peak, there were proposals of hiking rates of these residential plots by around Rs 500 per sqm. However, the rates were not hiked and allottees had been paying instalments at the original rates. "My instalments are up to date since we had been assured by the Authority that we would be given possession of these plots," said Saket Budhiraja, director in a Delhi-based private company.

    Speculation of soaring land rates has once again prompted property dealers to call up these allottees offering them high rates for their plots. Earlier, the same allottees had alleged of being coaxed by property dealers to dispose off their properties at cheap rates given the uncertainty prevailing over Noida Extension.

    Allottees say they are now being offered more than twice the rate at which they had been allotted these plots. "Property dealers have been offering me between Rs 25,000-Rs 30,000 per sqm," says Sumit Bansal, employee in a Noida-based private firm. "Earlier, they used to coax me to sell below Rs 10,500 per sqm, which is my original rate of allotment," he added.

    The allottees, however, complained of having had received no communication so far from the Greater Noida Authority after the clearance of the plan. The Greater Noida Authority has clarified that interest will not be charged on these allottees for the 'zero period'. "The concept of zero-interest period would be applicable to all plot owners if their land falls within the Greater Noida area covered under Master Plan 2021," said Rama Raman, CEO of Greater Noida Authority.
