पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    I am reading this thread since it was 150-200 post old. I enjoy the content and my 3 yr old son loves the jheeb nikalne wala emoticon.

    Maine Subhkammna City me ek 1370 Sq. Ft. wala flat book kara rakha hein and today evening I received one communication saying that they have received their drawings approved by GNIDA on 31st Oct 2012. And they are going to send demand letter soon. Does this indicate that this property is now bankable or it may not add anything in that direction.

    Pura apne jyeb se dena parda to mere jeishe bechara bunda who is on sarkari payscale ke chakke chuutt jaayega.. kisi tarah se gullack tordke 20% down payment kiya hein...NE ke chakkar me to bun jayega happy bdday

    could you please give your personal opinion on Ekdant Rawal Residency, we booked 1BHK at bsp 2660 (AI) a month ago which is not less than 2900 now but how will this be for short/long term investment perspective, considering rental income.

  • Hi, This location is neither in Noida/G.Noida main OR noida extension.

    Builder project is 3 side cover with villages (Adjoining Haldauni, opposit Kulesara and other village) When you cross hindor rivor via DSC road, you will see one mosque, this project is just few meter away. Local area is not good and I dont see any appreciation greater than NE. People talking about some illegal work happened in Haldauni village (not sure).. like s.e.x racket, running kotha, cheap pistols and theft cars sale etc..(told by my office cab driver who lives near Aminabad village)

  • thanks for sharing the update on the locality, I understand this is not very tempting location but considering the development time of 4-5 years, it may be worth to have a rental place in a gated society in close proximity to industries and sector 143Sez is around 6KMS. I also understand the builder is new in his own named project but I heard EKdant has their own labour force meaning the development will be much faster than many big projects of NE, also initial projects are always benchmark for future growth therefore i am keeping hope on this project. This is free hold non-agriculture land therefore full free from any land scams.

    any other comment on size of land & reputation of Ekdant ?

  • Had a visit around NE and saw many projects, but could not see actual construction work going on. I doubt whether construction has been allowed. Anybody please explain..

  • Hi IREF members, I am a new member in IREF and this is my first question in this thread. I hope I will get response for my simple query here because it's looking all of you have great knowledge base.
    First my situation is I am in USA right now for more than 10 months and I have given 10% booking amount to Galaxy builder for GC-3 in Gaur City 1 2 months back almost. BBA not created yet. I am planning to visit India in Dec or Jan. My queries are
    1) If I want to cancel this booking how should I proceed and how much will be penalty money, not created BBA and dont have any receipt letter?
    2) How is this project? Didnt find any user comments in thread for this project in IREF?
    3) What is the penalty for cancellation after making BBA?
    4) In how many days I can get money back after cancellation?

    HC Stays Work On 802 Acres; Pulls Up Govt For Ignoring Orders

    Noida: In a major setback to housing projects being developed in Noida, the Allahabad high court on Wednesday passed a judgment imposing stay on 802 acres of land bringing relief to farmers.
    The court also cracked down on the district administration for not complying with the earlier order of categorizing registered and unregistered land in the region. Projects in the areas between Sectors 74 and 79 and Sectors 112 and 119 in Noida are likely to be hampered by the judgment. Thousands of housing units are being developed by at least half a dozen developers in the region.

    The court also ordered the administration not to permit anyone to change the nature of the land and also directed it not to interfere in the peaceful possession of land by farmers. The court passed the order while hearing a bunch of petitions filed by villagers of Noida who claimed that their lands were wrongly possessed by the administration in 1982. The court asked the district magistrate to appear before it on the next date of hearing.

    Speaking to TOI, S D Kautilya, counsel for the petitioners said, “The court has restrained the administration from proceeding in the case. The next date, however, is yet to be fixed and till that time the court has put a stay on 802 acres of land in Noida.”

    Explaining the background of the case, Kautilya said, “The case refers to a land deal in which the administration had by mistake acquired the land of farmers who had not sold it. Though the HC had, on October 21, last year directed the then district magistrate to look into the issues of the farmers and solve it within 15 days, the matter could not be resolved.”

    The village headman of Sorkha, Naresh Yadav, said that the administration had later filed a false affidavit that the farmers had not turned up for hearing on the fixed date. The court then quashed the petitions after which the farmers approached the court with fresh ones seeking status quo on the said land.

    “The Authority has sold land to builders at Rs 12,000 per sqm, but they have only paid 10% as first part of instalments. If the Authority wants to settle our demands, it can return the instalment amount to the builders and allot the plots to Noida farmers,” Yadav said.

    Ye hai sabke karam, kabhi khusi kabhi gam.
    Ye sab(such case) NE drama ke filler hai, main theme to SC ki hai.
    Once result come all cases will be closed/diluted.

    Noida/G.noida area always have few issues/court cases/litigation/stays from many years time to time and usually comes in lime light but nothing happened so far.

    And people were/are/will be purchasing and property being appreciated by leaps and bounds.

    Peoples are living/working/enjoying their life. Ye jageh hi aisi hai.

    and don't forget NE,It is being 1.5 years from cases start which is not less time but still people dying to purchase here.:)
