पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

  • Yesterday NEFOWA had a meeting of its core members at Star City Mall, Mayur Vihar Extn. Many buyers of different projects of Greater Noida West attended and complained us against their builders. Buyers of Ajnara group complained us that their complete villas project have been cancelled. They were very much depressed with their builder’s such step. Builders are not even ready to talk on this problem with the buyers. Some buyers told that builder is telling to shift to their villa project at Yamuna Express Way. This is completely unfair on buyer’s side. Palm Olympia buyers also came in the meeting with their problems like interest on zero Period, cancellation etc. Lot of buyers of Paramount & Devika also contacted us in the meeting about their problems with the builders about demand letters and cancellations. All such actions by builders is just for more and more profit. By cancelling old buyer’s flat and reselling to new one on high rate will earn more for them.

    NEFOWA will not allow the unfair activities of corrupt builders.In meeting we decided that next week will do meeting with Ajnara , Devika , Palm Olympia & Paramount. We will force the builders to solve the problem of buyers otherwise we will go for the legal action very shortly.

    Few days back we approached City Magistrate, Noida Mr. Pushpraj Singh regarding problem of Earth Infra buyers in which he assured us that buyer’s problem with be listened and taken into note. He also told that strict action will be taken against any such builder who does not take care of the buyer’s problem. .

  • Meetings of 'Earth' (residents group) with the builders (Earth Infra)

    Please be informed that NEFOWA has been organizing several meetings of 'Earth' (residents group) with the builders (Earth Infra) but no satisfactory solution is committed by the builder so far. At last NEFOWA was forced to complain the matter to the City Magistrate, Noida about the harassing attitude of the builder (Earth Infra administration). In view of the same, the City Magistrate, Mr. Pushpraj Singh called on NEFOWA on two occasions for the meeting with Earth Infra management and the buyers. Earth Infra Management have verbally committed before the City Magistrate that (the points raised by NEFOWA in view of the the buyers problem be solved) benefits would be given to the buyers.

    Please note that at this point we should not be happy enough because first of all till today they have verbally committed the relief to be given. Secondly a list of members who have attended the last two meetings was handed over to the Earth Management and the City Magistrate, to whom the benefit will be passed onto. However, there is another chance left for those could not make it on these meetings, to get the benefit for themselves because the City Magistrate has called the Earth Directors for the final meeting, so if you really like to have those benefits for yourselves please attend the final meeting with the City Magistrate and Earth Directors in any costs otherwise you will loose the game. Neither NEFOWA nor Earth Towne resident's group will go further taking their issues again and again. Please keep in touch to know the date and venue of this last/ final meeting so that you should not be deprived off the benefits. One more thing, who so ever (buyers) is out of station/ town at the time of this meeting can send their representative giving all the booking status so that representation of that buyer can also be made. No excuse please!

  • Buyers falling prey to illegal colonizers

    NOIDA: Illegal colonies continue to thrive as nearly 100 acres have been found to have been encroached by the land mafia who are selling unauthorized plots in Sector 75 of Noida. Local residents say that even though Noida Authority officials know about this, no action has been taken by them yet.

    Residents allege that scores of people who want to build their dream home in the NCR are being cheated by the illegal colonizers.

    A TOI team visited Sector 75 and found that the green belt was heavily encroached on. Even construction was being undertaken on some of the plots. When the issue was raised before the Noida Authority, officials assured that they will conduct a drive to raze encroachments from Tuesday. "We will send a team to conduct a probe and the drive to demolish illegal construction on the land will begin from Tuesday," said Noida Authority OSD, Manoj Rai.

    The illegal colonizers have been taking advantage of the land row that has been going on in Greater Noida for quite some time. Sources said that as homebuyers fear that their investments may get stuck in Noida Extension projects, they are becoming easy prey to the land mafia who have been selling land at Rs 5,000 per square yard after illegally cutting plots on green belts.

    The role of government agencies will also be put under the scanner as not only are electricity connections being provided to these colonies, but even the properties are being registered. "The colonizers assure buyers by saying that the land would be regularized and considered as abadi area of neighbouring villages," said an Authority source.

    Sources said that colonizers have been directly approaching the farmers and developing colonies on their farmlands. In some cases, even farmers are engaged in developing these colonies. This trend has been adopted from Loni area of Ghaziabad where illegal colonies have been developed on a large scale on farming land, which is illegal.

  • NH 24-Link Road T-point turns major bottleneck

    GHAZIABAD: The Gautam Budh Nagar and Ghaziabad authorities didn't seem to take traffic snarls into consideration while opening two lanes of the link road between Holland Factory in Greater Noida and NH-24 earlier this month. The under-construction T-point where the link road meets NH-24 has become a site of major chaos with commuters trying to wedge past their vehicles to use the road to travel between Greater Noida, Ghaziabad and Delhi. Peak hours have been witnessing major jams due to lack of traffic personnel being posted there to monitor movement of vehicles.

    Only two lanes were opened to traffic earlier this month for commuters travelling between Greater Noida, Ghaziabad and Meerut since the GDA is yet to complete work on the service lanes and the central verge of the link road. However, in spite of the incomplete construction work, people have been using the stretch. With no traffic cops stationed in the area to check such violations and with the ongoing work adding to the chaos, the haphazard traffic movement results in major snarls through the day.

    "The chaos ends up slowing down complete traffic movement on the NH-24. Considering that some work is still being carried out, authorities should ensure that traffic cops are deployed in the area at least during peak hours," said Anubhav Ranjan, a resident of Ghaziabad and a regular commuter on the stretch.

    The GDA and the Greater Noida Authority, however, say that the problem is temporary as only some road strengthening and finishing work is remaining. "The NH-24 is a very busy stretch. Cops are stationed at the entry and exit points on the Highway. However, as the traffic volume is very high it often gets impossible to control," said Anil Kumar, traffic inspector, Indirapuram, Ghaziabad.

  • Future of link road in farmers’ hands

    GREATER NOIDA: The Greater Noida Authorityhas decided to conduct a one-on-one meeting with farmers of the Noida west area to pave way for the much-delayed eight lane Noida-Greater Noida link road. The link road that is slated to provide signal free connectivity to Noida, Delhi and Greater Noida is to be constructed between Parthala Khanjarpur in Sector 122, Noida and Sirsa-Kasna in Greater Noida by the Greater Noida Authority. However, work on the link road has remained stalled for almost a year because of the land acquisition related problems.
    Even though the Greater Noida Master Plan 2021 has been approved by the NCR Planning Board, paving the way for all stalled development work in the Greater Noida West area, farmers of Khodna Khurd and Devla villages have been opposing the Greater Noida Authority’s decision to resume work on the 13m-wide road.
    These farmers are demanding that unless the Authority disburses enhanced compensation to all eligible farmers and also hands out their respective 10% developed plots, they will not allow any development work in the region.
    Authority CEO Rama Raman has now decided to hold meetings and special camps with the villagers to sort out the matter.
    “While the Authority has resumed the process of disbursement of enhanced compensation cheques, the whole process will take some time. Besides, the Authority is in the process of identifying developed plots for the villagers and all this will take some time,” an Authority official said. “We want the farmers to understand that we are committed to resolving their grievances but it cannot happen in one day,” he added.
    The 28km long and 130m-wide link road is proposed to be developed as an expressway corridor. Some initial digging and construction work had been carried out in 2011 before the land acquisition row led to stalling of most development and construction work in the area.
    Once constructed, the link road will provide signal-free connectivity for Greater Noida to Noida and Delhi. The Yamuna Expressway Authority is also planning to eventually connect the parallel service roads being constructed in their area to the link road to provide a signal-free connectivity for the sectors that are coming up along the Yamuna Expressway to Noida, Greater Noida and Delhi

    Would like to know how CherryCounty is progressing. What are the current bsp and discount rates prevalent? Any recent investors to help.

    More importantly, Cherry county seems farthest in the Noida Extension area, almost 3 kms beyond gol-chakkar further down the N-GN link road. Can someone highlight the pros and cons of the location vis-a-vis, say, a location like Gaur Saundaryam's.

    Builder should call you to sign BBA with in 1-2 week. Call the builder and check with them.
    Regarding homeloan you should check with the respective bank. Normally they ask for Tax returns for last 2-3 years, 6 months payslips (if working), Bank statements for last 1 year. Photos, Pancard copy, Address proof copy etc.

    U sud contact the builder for BBA as soon as possible. The builder wl b at ease now. Ab apko builder ko pakna padega. Loam me iski jaroorat padegi hi. Wich GC u bought? I think 12 hoga.

    if you call your builder like many times but they donot give you a confirm date when they would give you a BBA what to do in that situation
