पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    It can be done. Talk to the builder. Till BBA, anything can be changed. Builder may ask you for some charge on this.

    add him as a 2nd applicant.. when the builder opens resale .. then transfer the flat into his name....

  • Thanks all for your valuable suggestions. Actually I am very much frustrated with GN West daily dramas and I am also out of India so want to cancel this and will take a RTM in RNE or CR.:(

    Sorry to ask you. If you are Outside india, why would you like to buy RTM?
    Don't expect much rental value in RNE and CR for next 2 years.

    I don't want to take much tension currently as I have some golden chance to accelerate my career growth now, due to that I just want to buy RTM. But not decided yet if I get good property and out of disputed lands then I can go for under construction also. Can you please suggest me some good property. I don't have any location preference. Builder should be reliable and property should not be disputed. I am ok with under construction also. I can invest 15 lacs cash for now. Will be glad if you give me some good suggestions also apart from my query. :)

    Don't take much tension as at most your home possession will delay. As you are out of India, so it is not going to impact you. Consider this as sort of investment for 1-2 years and forget about it. Also resale is not open yet in NE. So I will suggest you to hold it currently as going forward things gonna be better.

    Futur of NE is not clear yet. Nobody can sell now or even if it is allowed, nobody is going to sell, as the prices on papers are going up and people are happy with this illusion. Positive thing is that a lot of people are trapped in NE which is very soothing for everyone that he is not the only trapped.

    But right now we have nothing but the only option is to hold on as suggested by Hindustan bhai

    Ye to hai. People are happy, since prices are going up on papers and they know that ultimately end result will be in favor of buyers in ex- tension since the number of buyers is too much. Let us see where this goes !!!

  • Get the hell out of Supertech project

    The project u choosed is not very promosing as such. Supertech:bab (45): is not known for either timely delivery or quality also. I am still to understand why or how u got into this.

    My suggestion is little different from what others have suggested in this thread. If you r new to RE then stick to RTM or near completion project. From your 2nd property start taking calculated risk. Also as u r not in town so its better and safe and peaceful to book in near completion or RTM projects. TRY CR or NOIDA not RNE(very bad gentry).
    Try Ajnara in CR. I almost booked there but backed away for budget constrains . But if u think that dumping ground can be a reality in future then dont invest there at all.

    Get out of Supertech even with a 10% loss. As it will be a better decision for long term perspective. You will get more head aches from this builder in time to come. Why to stick to the most fraud builder for the sake of loosing 10%.

    And if you think NE is better that CR then you can go for Stellar project as well. I have booked there so I am defiently baised in this case.

    नगर संवाददाता ॥ ग्रेटर नोएडा : यूपी के कैबिनेट मिनिस्टर आजम खां ने कहा है कि विकास के मामले में गौतमबुद्धनगर के साथ कोई भेदभाव नहीं किया जाएगा। यहां विकास फुल स्पीड में होगा। साथ ही कहा कि किसानों पर दर्ज मामले वापस लिए जा रहे हैं। जो मामले रह गए हैं, वह भी वापस लिए जाएंगे। वह गुरुवार को परी चौक पहुंचे थे। यहां उनका एसपी नेता रघुराज भाटी ने साथियों के साथ स्वागत किया। इस दौरान परी चौक के पास रोके गए ट्रैफिक को देखकर उन्होंने पुलिस को निर्देश दिया कि पब्लिक को उनके चक्कर में परेशान न किया जाए। उसके बाद ट्रैफिक खोल दिया गया। आजम खां रामपुर से गाजियाबाद और उसके बाद नोएडा एक्सटेंशन होते हुए परी चौक पहुंचे थे। उन्होंने कहा कि गाजियाबाद से ग्रेटर नोएडा डायरेक्ट कनेक्ट होने से रास्ता बेहद स्मूद हो गया है। यहां वर्ल्ड क्लास मेडिकल कॉलेज और कैंसर हॉस्पिटल बनाया जा रहा है। सड़कें भी बन रही हैं।

    GREATER NOIDA: The Greater Noida Authority has claimed that it has resolved all problems obstructing completion of the eight-lane link road to Noida following a meeting with farmers of Greater Noida (West). Work on the delayed link road, slated to provide signal-free connectivity to Noida, Delhi and Greater Noida, will resume at once and the project will be completed by April next year, Authority officials said. On Monday, a committee of the Authority led by OSD Yogendra Yadav met farmers of Devla, Khairpur Gurjar and Maicha villages to sort out their grievances. Even though the Greater Noida Master Plan 2021 was approved by the NCR Planning Board earlier this year paving the way for all stalled development work in the region, these farmers have been opposing the Authority's decision to resume work on the 130m road. Farmers had been saying that unless the Authority disburses enhanced compensation, allots 10% developed plots, and carries out rural development work, they will not allow any development work.
