संवाददाता, ग्रेटर नोएडा : ग्रेटर नोएडा वेस्ट का संकट पूरी तरह दूर नहीं हो पा रहा है। एफएआर बढ़ाए जाने के विरोध में फ्लैट खरीदारों ने आवाज उठानी शुरू कर दी है, दूसरी तरफ किसानों ने अपनी मांगों को लेकर तीन फरवरी से निर्माण कार्य बंद कराने की चेतावनी दी है। ग्रेनो वेस्ट में बार-बार आंदोलन होने से इसका असर बिल्डरों के फ्लैट बुकिंग व निर्माण कार्य पर पड़ रहा है।
किसानों ने प्राधिकरण पर वादाखिलाफी का आरोप लगाते हुए तीन फरवरी को निर्माण कार्य बंद कराने की चेतावनी दी है। किसान संघर्ष समिति के प्रवक्ता मनवीर भाटी का कहना है कि प्राधिकरण ने आबादी निस्तारण, अतिरिक्त मुआवजा व दस फीसद विकसित भूखंड आवंटित करने का आश्वासन दिया था। प्राधिकरण ने दो माह पूर्व यह आश्वासन दिया था। एक भी गांव में दस फीसद विकसित भूखंड के लिए जमीन चिन्हित नहीं की गई। 64.7 फीसद अतिरिक्त मुआवजा भी नहीं बांटा जा रहा है। आबादी निस्तारण का मामला अधर में लटका हुआ है। प्राधिकरण सिर्फ किसानों को आश्वासन दे रहा है। किसान अब प्राधिकरण के आश्वासन पर नहीं आने वाले हैं, तीन फरवरी को ग्रेनो वेस्ट के साथ शहर में हर जगह पर प्राधिकरण व बिल्डर का निर्माण कार्य बंद कराया जाएगा। बिल्डरों का एफएआर 2.75 फीसद से बढ़ा कर 3.5 फीसद किए जाने पर पुराने फ्लैट खरीददारों ने विरोध जताया है। निवेशकों ने भी चेतावनी दी है कि अगर 15 दिन के अंदर प्राधिकरण ने इस पर कोई फैसला नहीं लिया तो धरना प्रदर्शन किया जाएगा। एफएआर बढ़ाए जाने के फैसले को कोर्ट में चुनौती दी है। ग्रेनो वेस्ट में पिछले एक माह से निर्माण कार्य गति पकड़ा है। निवेशकों व किसानों द्वारा आंदोलन शुरू किए जाने पर एक बार फिर निर्माण कार्य बंद हो सकता है। निर्माण कार्य बंद होने पर निवेशकों को फ्लैट पर कब्जा मिलने में देरी होगी।CommentQuote0Flag

Connectivity solutions have spurred real estate developments in Ghaziabad, says PUNITA
Ghaziabad realty market has got a boost from one more connectivity project. Resumption of work on the 22km-long link road between Greater Noida and Ghaziabad has raised hopes of developers and buyers in both the areas as the link road connects the buzzing Zeta sector in Greater Noida with the Vijay Nagar Bypass on NH-24.
The development comes under the Ghaziabad Development Authority (GDA) area and is a breakthrough in inter-regional connectivity. This link road will answer the worries of people commuting from Noida to Ghaziabad and will help share the load of traffic on NH-24 and also reduce the travel time. Like any other expressway or connectivity point, this link road has also elicited the interest of developers with many of them already lining up projects along this stretch and making it one of the future options for homebuyers.
Developers like Wave Infratech, SARE Group, Land Craft, SVP, Gardenia, Ajnara, Gulshan, Homz, Prateek, Amrapali, Supertech, Gaursons, Antriksh Group, Ashiyana Housing, ABCZ Builders, etc, are already talking about good appreciation in properties rates in areas around this stretch.
It will be no surprise if in the short term properties around this link road see an appreciation of up to 20%. Among the present locations that are most likely to benefit because of this link road are Greater Noida West (Noida Extension) and Crossings Republik.
Work has resumed in Greater Noida West after it was recently cleared by the NCR Planning Board. Already, the developing township is a scene of hectic activity in terms of marketing and construction. India's first "global township", Crossings Republik, is almost ready with around 3,000 families already moving in. This township has one more approach route, apart from the present ones, from the Greater Noida West side and the NH-24.
Santosh Yadav, the vice-chairman of GDA, says: "There has been a constant endeavour from the authorities and developers to address the problems of this region. This link-road connectivity has been taken up and comes alongside the recent opening of two underpasses on NH-24 - one near Kala Patthar and another near CISF Chowk.
"These two underpasses were developed under the PPP model with Crossings Infrastructure Pvt Ltd having contributed towards the construction."
People moving from Kala Patthar to Noida used to cross Noida's Sector 58 traffic signal on NH-24, which used to result in huge traffic jams. Now people can reach Noida without facing the traffic problem. Traffic problem was also faced by people moving from Indirapuram to Noida's Sector 58, where they had to cross two signals. Now, with the underpass at the CISF Chowk, this problem has been solved.
"Of course, this is a welcome decision of the authorities concerned and, finally, the long wait for a road connecting Greater Noida (Zeta Sector) and Ghaziabad (Vijay Nagar Bypass) is coming to an end. The decision is expected to boost the real estate industry in the region with improved connectivity and the time of commuting this 22km stretch reduced to just 20 minutes," says Santosh Yadav.
The much-awaited connecting road between Ghaziabad and Greater Noida will help enhance the prospects of real estate industry in the region and put these areas on a par with other hot realty destinations in and around the region.
Vijay Jindal, the CMD of SVP Group, says: "Once complete, the areas that are most likely to benefit from this link road would include Greater Noida and Ghaziabad; this can potentially help in projecting the whole region as a residential hub. These areas are already dotted with projects by developers and we foresee a spurt in both commercial and residential projects, especially in Greater Noida, where a large number of 2- and 3BHK economy apartments are already under construction."
Rakesh Yadav, the MD of Antriksh Group, says: "Scores of people travel between Noida, Greater Noida and Ghaziabad and regularly face traffic bottlenecks on NH-24. The forthcoming link road will reduce travel time for people commuting in this region. We are glad that the authorities are now trying to give shape to the master plan roads and this will definitely boost the real estate market in this region."
"This is all due to the local people who mounted pressure on the authorities to clear the connecting road between Greater Noida and Ghaziabad. Work has already resumed and this connectivity will definitely boost the prospects of both the areas as this will be a direct road connecting the two cities," Vijay Jindal of SVP Group says.
Prashant Tiwari, the MD of Prateek Group, says: "This link road will be very good for both the developing areas. People who have invested in areas like Crossings Republik on NH-24 will benefit immensely as this project will not only enhance connectivity but also ease traffic."
"Resumption of work on the 22km-long road between Greater Noida and Ghaziabad will have a positive impact for buyers who have bought into the properties that many developers have already started along this enormous stretch connecting Greater Noida and Ghaziabad," Dujender Bhardwaj, the director of ABCZ Builders, says.
Impact on realty market
This link road will help areas, especially Greater Noida West, Crossings Republik, and projects like Wave City, SARE Homes, Antriksh Sanskriti, etc, retain the distinction of being real estate hubs. Until recently, people were getting restive about the increasing congestion here and the market sentiment about these places had taken a hit.
These fast-paced infrastructure developments in Ghaziabad and Greater Noida have ensured that these two places remain among the favourite real estate destinations in the NCR.
Prodipta Sen, the executive director of Alpha G: Corp, says: "This will raise the land rates exponentially along this route and in surrounding areas. But more important, this will create optimism about the feasibility of crucial infrastructural projects that have been languishing for long."
"It is now time to wait and watch for the projects that come up near this link road. It is also a good time for people to start investing in the area and reap the initial benefits, as prices here are likely to shoot up once the link road is ready," Raj Sharma, a realty consultant, says.
"Undoubtedly, improving connectivity will help the region emerge as a competitive realty destination in the near future; this will also raise the property prices here. This link road will directly connect Greater Noida West to NH-24, and thus boost real estate in the region," Dujender Bhardwaj of ABCZ Builders says.CommentQuote0Flag

My friend booked in Eastend Athena size 1485 sq ft (3BHK) one year ago.
This project is close to village Bisrakh.
During this one year they divided their plot of 17 acres into 8.5 & 8.5 two sizes due to internal disputes
Changed the name of company as well as project now its Capital Athena,
When he inquired about his unit of size 1485 sq ft they told that now they have no segment in this size they have 1615 sq ft & they assured us to shift to that size BUT………. They are asking for 30% payment he paid booking amount of 10% only as they have no progress at their site even till today.
Should he pay them balance 20% approx.?

dear nextproj27, i am also due for this installment. if they dont send any demand letter, even then we are bound to pay next installment on february 25th as they have already given us the schedule of installments. are you in 11th avenue project. and are you paying through bank loans if yes, please let me know which bank is financing.CommentQuote0Flag
