पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    Hi All, As mentioned above by Johny123 can any Veteran Member give reply. As the builder only increased the balcony by just 1 sq. ft. so in this case how a builder can charge for such a small change. Whereas the previous area is 1010 and new one is 1196. In this scenario how we can deal with a builder for such a big cheat. Pls help.

    SIR ROHIT_WARREN....the answer for your question is........why do we need to tell you !!! we have invested and we will do watever will be best for us...so you dont worry about it....

    and this is nothing new for us...we all knew this thing while we invested.....there is a simple concept in finance - risk reward ratio....in our cases we are very much aware of the risk, still we have invested as we expect a better reward....

    there is no harm in bringing -ive points.

    नई दिल्ली।। राष्ट्रीय राजधानी क्षेत्र (एनसीआर) में निर्माणाधीन कुल 5.2 लाख आवासीय इकाइयों में से एक चौथाई इकाइयां कमजोर मांग के चलते बिना बिके रह गई हैं। प्रॉपर्टी कंसल्टेंट नाइट फ्रैंक ने यह बात कही।

    नाइट फ्रैंक के मुताबिक, एनसीआर बाजार में 2012-13 की दूसरी छमाही के दौरान नई आवासीय इकाइयों की पेशकश में 31 फीसदी की गिरावट आई और यह घटकर 33,500 इकाइयां रह गईं। वहीं समीक्षाधीन अवधि में बिक्री 12 फीसदी घटकर 33,200 इकाइयों की रही।

    नाइट फ्रैंक ने अपनी रिपोर्ट में कहा है कि एनसीआर में मांग सुस्त रहने के बावजूद कीमतों में लगातार बढ़ोतरी का रुख बना रहा। निर्माण लागत बढ़ने के चलते कीमतों में यह बढ़ोतरी हुई।

    रिपोर्ट के मुताबिक, 'एनसीआर बाजार में करीब 5,20,000 रिहाइशी इकाइयां निर्माण के विभिन्न चरण में हैं। एनसीआर में अनुमानित 1,40,000 इकाइयां नहीं बिक सकी हैं जो निर्माणाधीन इकाइयों का कारीब 27 फीसदी है।'

    जो आवासीय इकाइयां नहीं बिक पाईं उनमें 66 फीसदी नोएडा और ग्रेटर नोएडा में हैं। इन स्थानों में कई परियोजनाओं पर काम शुरू हुआ है। यह संख्या काफी ज्यादा है, फिर भी 2012 की तुलना में इसमें कुछ सुधार भी आया है। तब इन क्षेत्रों में 78 फीसदी आवासीय इकाइयां बिना बिके रह गई थीं।

He said that resolving flat buyer’s issues was the prime objective of CREDAI, NCR and they would make all possible efforts for this. He talked to Rudra builder over phone during the meeting and asked him to not to increase flat size and insisted him to resolve all flat buyer’s issues as soon as possible. Mr Naren Nayak, Sumit Saxena, Indrish Gupta and Abhishek Kumar represented NEFOWA in the meeting.

    Refer to heavy earthquake occurred yesterday, NEFOWA also discussed with Mr Sharma regarding preventive measures for earthquake by the Greater Noida West builders as, we being the flat buyers of high rise buildings of Greater Noida West, have apprehension of great disaster in case of any such earthquake that could occur in future. In this regard, NEFOWA also wrote letter to CEO, GNIDA and requested him to ask the builders to mention what measures being taken by the Greater Noida West builders for the high rise buildings.

    ..........A positive meeting, we are hopeful for a early and positive result from CREDAI very soon.

    Rohit,as i said Greedy builders are increasing super area in later stage but at the same it is not happenend first time Or observed only in noida Extension.I am 100 % sure that in Gurgaon and Faridabad same practices followed.As noida Ext is a burning topic so extra evaporated.

    Rohit can you compile Top 5 builders in Noida Ext with comments.It would help a lot and this way you know more about NoidaExt.

    The point is what are the options for the buyer who does not have ability or willingness to pay the increased super area demand.

    In other areas if this happens the buyer can exit via resale but in noida xt he is stuck for life married to the project like it or no.

    Rohit,

    As far as I know change in Super are is adjusted at the time of possession... So anyone willing to exit can exit then or before possession. Why is he required to exit now only?

    Generally speaking, I have observed your posts in NE threads quite frequently. I agree that your point about SC cases is valid but somehow there is more to you than updating potential buyers. If your concern is ACTUALLY to let buyers know about the negatives of NE, then why only NE???

    Why dont u post so in Delhi for example. R u aware that since POA has been banned in Delhi many transactions are happening only on Notary POA documents without any stamp duty? Dont u feel like doing something for those buyers???

    Every area has its +ves and -ves... Why do u target NE only. Just to let people think that u r genuine, sometimes post something about +ves of NE and -ves of others too... Then people will start taking your -ves more seriously...

    By the way, if u think u should write -ves about NE thinking it is competition to NP in FBD, then NO, NE is not a competition to NP in FBD... Both are leagues apart...

    Before you reach any conclusion about me, let me tell u i m invested in NE but just go through my previous posts, number of times i have pointed out -ves and +ves of NE and others...

    Why BPTP in neahpar is not increasing super area..kya?
    Why HUDA is not charging hefty EDC from poor buyers kya?

    By the way, have you read the BBA of all builders and it clauses about resale?
