पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    BTW, there is always smething known as 'google' which would, in this case, help u to fill your cup of knowledge with useful info + I have confirmed info from reliable person who works in DDA.

    And one more thing, when I say that do not repeat things, I mean that also, as this thing (EWS category flats) has already been discussed way back on this very thread.

    Thats y I always tell u guys, if you read this thread backwards, you'd find that you got nothing new to post and that would solve the purpose of this thread.

    I do not know about Dream Valley but State Bank of Hyderabad has disbursed loan for our flat in Centurion Park Project of Amrapali in Tech Zone IV, Gr. Noida West and construction is going on. I have seen myself and took photographs of our unit being constructed.

    There are huge number of Builders in NE... Not all are good and not all are bad... The Purpose of discussion should be to filter out the bad ones and choose the best ones... Discussion should be about positives and negatives of diff. area (within NE), diff. Builders, diff positives n negatives of NE overall...

    Neither all Projects are good nor bad in GGN or Gr. FBD also...

    Just search for my posts in Mywoods, NE Updates and other threads... I have myself posted number of negatives and positives here... Look at kosmos thread (i m looking to buy one there)... I m asking hard questions there but i m not spreading negativity... i m not getting into arguments and more importantly i m not repetitive...

    IF U ACTUALLY BELIEVE that ur posts will have any impact on others (even for a genuine cause), u hav to assume that reader will go back and read discussion (atleast some pages)... DONT TRY to repeat the same stuff on each and every page on threads related to NE...

    Mods, if healthy discussion is discouraged here... i m really going to exit IREF...

    Wait for few hrs let me get to my system and will compile project issues as well but how that would help when the entire area fate is hanging in balance that for the basic land issue.

    I am sharing the story of my friend who has been trapped in Amarpali Dream Velly project in 3Bhk ,as origional allotte the deal made at prices of 2010, however due to all humngama he got trapped now, already paid 6lacs, now builder has signed FRESH BBA, with clauses like 'esclation cost' 'compensation cost' and no objection with regard to increased FAR and change in Layout. Now concerns are:

    1. Is it ethical to force buyers for signing Revised BBA?
    2. Is it common practice in G Noida West?
    3. How can builder claim / demand MOre Hiked value of constructing flat?
    4. Why buyers are made to pay more money, its very wrong practice followed by builders?
    5. Builders threaten to cancel the amount in case of any objections and threated to keep 2lacs(approx) as per old BBA in case of cancellation.
    6. despite of all this , Friend is not sure about delivery , as promised by builder is 2015.
    7. No suarity about area , as court case is still a big mess.
    8. At times farmers also tries to attack builders labours.
    9. He is not getting loan disburisment from IDBI bank (Lajpat nagar branch), i recommened him to conatct HDFC , as people say they started giving money, but i guess to very limited selcted prjects.
    10. The amount of burden is on buyers, we should do something to aviod people getting trapped in this area.
    11. Now builder is planning to include the 'portable water charges' as during 2012, Noida water control body has Stopped using ground water for construction.

    The real situation is in MESS....

    Builders have unsold inventory and there are clauses enforced, and resale is not allowed in majority of projects, hence People are forced to remain with projects, in nut shell Trapped. However as per friend his investment has been doubled than what he bought in 2010, but again on paper, as resale transactions firstly not allowed, and if 1 or 2 are happening anywhere are happening at much lower rates.

    ITS ADVISED TO STAY AWAY FROM SUCH AREA.

    Thanks for the info, its really helpful. I would suggest 3 things to u :


    1. You cannot stop ppl from buying in this area by posting here, this is just for giving updates on NEX, for builder/project wise details/facts/complaints separate threads are there. Please write this thing on amrapali thread. Not all builders are doing the same thing. This thread is for NEX not Amrapali.

    2. This is a fact known by all that builders are having unsold inventory and resale is not allowed, However, same is mentioned in BBA and buyer should read it carefully first. You cannot do anything for that.

    3. Agreed that the builder is unethical, pl ask ur friend to approach court of law or you may urself file PIL, thats the only way you can help 'innocent' buyers.

    To conclude, please remember not to repeat any of your point mentioned in this post of yours. They are all true and accepted by each and every one. But thats it, please dont start arguments (nobody else wud argue with u as well).

  • yar i dont think ki ab koi prblem honi chahiye.jin kisano(Neta Manweer Bhati) ne SC me case kiya tha ki wo 64% compensation nahi lenge aur direct jameen wapas lenge wahi kisan authority pe 34 days se dharna de rahe hain ki kam se kam 64% compensation aur 10 % land mil jaye.aur ab unka dharna khtam ho gaya hai with 64% compensation aur 10 % land.so i dont think ki ab koi problem honi chahiye kyuki jab compensation lene ke bad thode hi ye kisan jameen wapas le lenge aur ager jameen wapas le li gai to kya inko mila compenstation ye GNA ko wapas thodi hi karenge so i think that ki ab koi problem nahi honi chahiye

    You are absolutely right bhai ........

    The flats in projects in land sold to other builder wont be included in this 8000 figure , still it will be included in 25000 figure.

    Not only that in both GaurCity 1 & 2 there are many GCs which are not yet launches.

    Its a common sense then if the builder has not yet opened the booking it would still be included in the figure of 25000 but not in figure of 8000.
