पतवाड़ी के किसानों का लिखित समझौता
जागरण संवाददाता, ग्रेटर नोएडा किसानों के साथ समझौते की दिशा में ग्रेटर नोएडा प्राधिकरण को बृहस्पतिवार को बड़ी सफलता हासिल हुई। पतवाड़ी गांव के किसानों के साथ प्राधिकरण का समझौता हो गया। इससे बिल्डरों व निवेशकों को बहुत बड़ी राहत मिली है। समझौता भी किसानों के लिए फायदेमंद रहा। उन्हें अब 550 रुपये प्रति वर्गमीटर अतिरिक्त मुआवजा देने पर सहमति बन गई है। साथ ही आबादी व बैकलीज की शर्तो को हटा लिया गया है। हालांकि नोएडा के सेक्टर-62 में गुरुवार को देर रात तक अन्य मुद्दों पर प्राधिकरण व किसानों के बीच बातचीत जारी थी। इलाहाबाद हाईकोर्ट ने 19 जुलाई को पतवाड़ी गांव की 589 हेक्टयेर जमीन का अधिग्रहण रद कर दिया था। अधिग्रहण रद होने से सात बिल्डरों के प्रोजेक्ट प्रभावित हुई हुए थे। 26 हजार निवेशकों के फ्लैट का सपना भी टूट गया था। प्राधिकरण के ढाई हजार भूखंड़ों, चार सौ निर्मित मकानों व दो इंजीनियरिंग कॉलेज की योजना भी अधर में लटक गई थी। 26 जुलाई को हाईकोर्ट ने नोएडा एक्सटेंशन के अन्य गांवों की सुनवाई के दौरान प्राधिकरण, बिल्डर व किसानों को 12 अगस्त तक आपस में समझौते करने का सुझाव दिया था। हाईकोर्ट के सुझाव पर प्राधिकरण ने किसानों से समझौते के लिए वार्ता की पहल शुरू की। 27 जुलाई को प्राधिकरण के सीईओ रमा रमन ने सबसे पहले पतवाड़ी गांव के प्रधान को पत्र भेज कर वार्ता करने के लिए आमंत्रित किया। दूसरे दिन ग्राम प्रधान रेशपाल यादव ने प्राधिकरण कार्यालय पहुंच कर सीईओ से बातचीत कर उनका रुख जानने का प्रयास किया था। 30 जुलाई को सीईओ ने गांव पतवाड़ी जाकर किसानों से सामूहिक रूप में बात की। इस दौरान मुआवजा वृद्धि को छोड़कर किसानों के साथ अन्य मांगों पर प्राधिकरण ने सकारात्मक रुख दिखाया। मुआवजा बढ़ोतरी पर बातचीत करने के लिए किसानों को आपस में कमेटी गठित कर वार्ता का प्रस्ताव सीईओ दे आए थे। इसके बाद किसानों के साथ गुरुवार को नोएडा के सेक्टर-62 में बैठक बुलाई गई। इसमें प्राधिकरण के सीईओ रमा रमन, ग्रामीण अभियंत्रण मंत्री जयवीर ठाकुर, सांसद सुरेंद्र सिंह नागर व जिलाधिकारी के साथ किसानों की वार्ता शुरू हुई। आठ घंटे तक वार्ता चलने के बाद किसान समझौते के लिए तैयार हो गए। सूत्रों के अनुसार पतवाड़ी गांव के किसानों को मिले 850 रुपये प्रति वर्गमीटर के अलावा 550 रुपये प्रति वर्गमीटर और देने पर सहमति बन गई है। देर रात तक बैठक जारी थी। अभी इसकी अधिकारिक घोषणा नहीं की गई है। हालांकि गांव के कुछ किसानों ने वार्ता की पुष्टि की है। इससे पूर्व किसानों की आबादी को पूरी तरह से अधिग्रहण मुक्त रखा जाएगा। बैकलीज की शर्ते हटा ली जाएगी। पतवाड़ी गांव का समझौता होने पर प्राधिकरण को नोएडा एक्सटेंशन के अन्य गांवों में किसानों के साथ समझौता करने की राह आसान हो गई है। नोएडा एक्सटेंशन विवाद ने रोके खरीददार : नोएडा एक्सटेंशन विवाद ने समूचे ग्रेटर नोएडा एवं यमुना एक्सप्रेस वे प्राधिकरण क्षेत्र में संपत्तियों की खरीद-फरोख्त पर ब्रेक लगा दिया है। दोनों जगह ढूंढे से भी खरीददार नहीं मिल रहे हैं। कुछ समय पहले तक जो लोग शहर में अपना आशियाना बनाने के लिए आतुर थे, वे अब यहां संपत्ति खरीदने से हिचकिचा रहे हंै। पिछले बीस दिनों में भूखंड व मकानों की गिनी-चुनी रजिस्ट्री हुई हैं। सिर्फ गांवों में कृषि व आबादी भूमि की रजिस्ट्री हो रही है। इससे प्रदेश सरकार को राजस्व की भी हानि उठानी पड़ रही है

    Rama Raman, the CEO of GNIDA, says: “We recognize the need for connectivity between the Noida and Greater Noida areas, but the project cost is too high for us to bear. So we have decided to increase the FAR of group-housing projects falling within 1km on either side of the rail tracks. The Noida-Greater Noida Metro project will be undertaken in such a manner that these twin cities do not face any traffic problems.”

And as i said earlier too, looking at it from another perspective, its an area cleared by HC and even indications from SC are positive as it has not imposed any stay at all... Find some new excuses... Till than stay paar of Nehar...

    Try resale of your own flat ... Then see what happens .. Go live in a highrise where there are hardly any space to breath..

    Everything looks good for argument sake ... Want a feel of how super dense areas look like go have a look at sangam vihar in delhi.

    LUCKNOW: With tension between the Congress and Samajwadi Party escalating at the Centre, the Congress party on Friday made a daring attempt to upset the SP's applecart by questioning -- for the first time - chief minister Akhilesh Yadav's own 'interests'.

    The party's Deoria MLA Akhilesh Pratap Singh accused the chief minister of dragging his feet over taking action in Noida land scam despite an inquiry committee finding gross anomalies which caused Rs 500-crore loss to the state exchequer.

    "The company - M/s IVRCL -- which participated in the auction in 2007 flouted the NOIDA auction deed. Though this should have resulted in a cancellation of this deed, five years later, within days of the Samajwadi Party winning the assembly elections, the company was given possession of the land," Singh said.

    Singh said that Akhilesh, even before he was sworn in as chief minister, got wind of the anomalies and transferred senior IAS officer Capt SK Dwivedi, then the NOIDA chief executive, for being party to the anomalies. Through verbal orders, the chief minister's office also set up a seven-member committee to investigate the charges against the group housing land deal.

    "The inquiry committee turned in its report in June 2012.

    The findings of this report confirmed the irregularities and said that a vigilance inquiry should be initiated against the officers concerned. It also recommended that the possession of land to IVRCL be cancelled and, with the government's approval, an FIR be registered against the offenders. Despite the incriminating evidence, however, the state government has remained silent," Singh said.

    The MLA has also dangled the CBI sword before the government, demanding that the investigation into the scam be formally handed over to the Central agency.

    "If the government does not initiate affirmative action within 15 days, I will, on oath, demand a Lokayukta inquiry into the matter," Singh said.

    According to the inquiry report, a copy of which is with TOI, M/s IVRCL expressed interest in participating in the auction of a group housing scheme in sector 118 of NOIDA in January 2007.

    The housing scheme, spread over an area of 1,33,750 square metres was being auctioned at a fixed rate of Rs 12,000 per square metre.

    According to the conditions laid down in the auction deed, the successful bidder was to pay 10% of the premium of the plot as reservation money within 30 days, while an additional 30% had to be paid after a formal allotment letter was issued. The conditions also said that bidders would not be given any extension of deadline "under any circumstances", and would also not be allowed, "under any circumstances" to transfer the allotted group housing plot as a whole to another person or company.

    The inquiry report says that M/s IVRCL flouted both conditions. After winning the bid at Rs 17,050 per sq metre, the company made an initial 10% payment of Rs 22.80 crore to NOIDA.

    However, it defaulted, for various reasons, to make the balance 30% payment for the next five years. Despite this, the between March 6, 2012 - when the Samajwadi Party won the assembly elections, and March 15, when Akhilesh was sworn in as chief minister, IVRCL was given possession of the land.

    "If a fresh auction had taken place according to 2012 rates, it would have fetched the government Rs 500 crore or more for the land. In addition, the government would have also earned through the lease rent and stamp duty, among other things. But the state government's silence in the matter is telling," the Congress MLA said.

    mike i also hold so called unauthorized plot in noida extension with registry and mutation . when noida extention ka bridge start hua tha than i think that this area will in race with noida in future but .................... i will not say any word

    Yogesh ji you should go for authority plot in noida extension sector 2 or 3 that will be more safe

    I have a friend who has authority plot in sector 3. He told me few weeks back that he want to sell but not able to find any buyer (size 220; expectation 1.2). Is situation different in sector 2? What's the rate up there?

    I would take GN main anyday. You can get RTM right now. Visit the area. Dont miss unitech horizon. I love that society. unitech heights is also good.
    These are over your budget...but must visit to get a feel of the area.
    NEx ... i am not really aware...I am told steller and gaur are good projects. My friends have invested in Nirala.

    greater noida is a perfect option for u take a ready to move property as far is better in ready to move societies now builders are not making good things so old societies are gold now :(:( live life king size
