I am planning to buy a plot at YEW for investment purposes with a horizon of 3-5 years. What do you recommend should i invest in plots or buy a flat in noida? I am planning to invest 25-30 lacs max. Thanks guys!

  • Fair appriciation can be expected, but nothing mindblowing..As clear land is and will be more difficult to get.. land is always a decent investment.

    If you have lumpsum money and black component available, go for land. If only white and do not have everything in hand, go for flat.
    Land will give better appreciation as compared to flat anyday. Flat prices also increase only due to the appreciation of the land where they are built.
    Location and appreciation potential play a key role in selection.

  • You can get a yamuna expressway industrial development authority plot at a premium of 5-6 thousand per sq metre = so thats a premium of 15-18 lakhs. Sarkari price was about 5000 and around half of it would have been paid.

    Buy a plot where agreement to lease has not been done as its more cleanly transferable. (you can see transfer rules at Yamuna Expressway Industrial Development Authority)


    There is some dispute going on for master plan, land acquisition etc but sarkari scheme would ultimately get delivered - thats why i say fill it and forget it for 5 years (dont let your daily mood go up and down based on court case, master plan etc etc)

  • Yamuna expressway plots will be liveable in 15-20 years.

    Just an example:

    Pari chowk was ready and expressway inaugrated with atleast 10-15 Huge Companies operating in Greater noida in year 2002.

    After 10 years...you can see its position.

    Yamuna expressway has a long long way to go...15 years minumum

    Its ONLY for Investors...

  • Maybe 10 years to be livable .... but price will be between 20k and 40k in 5 years.... hard to go wrong in sarkari price. also Yamuna Expressway is not GN - N expressway - its country's best expressway with very solid institutional stuff coming up.

    Greater Noida had excellent Officers who had an aim when developing Greater Noida city. What you see today in Greater Noida is their Hard work, planning and positive approach.

    They didnt had an approach like "BANA LO JITNA BANA SAKTEY HO"...the attitude the present officers have.

    I have seen the DRASTIC CHANGE in attitude of Gnoida authority from late 90s to today.

    While the Previous Gnoida authority managed to Rope in Top industries in an UNKNOWN city by offering single window clearances...excellent payment plans and discounts.

    The present Gnoida authority has become a broker and builder, and have failed MISERABLY to attract industries and companies, because they instead of discounts..they expect SOLID commissions

    Now imagine:

    Pari chowk in 10 years still has 2-3 years to go to be FULLY DEVELOPED.

    Yamuna expressway has nothing....its at least 15 years away

    You need to keep that in mind before investing...

    Development of YEA regionwill be in PHASES.

    The FIRST PHASE is upto Jewar ONLY

    Its master plan needs to be apprved by NCR Planning board and is under the process.

    The FIRST PHASE IS UNDER NCR Region.

    The First phase itself will take at least 10-15 years easily to have some bare basic development
