  • This was the good news for NE 3 month before but for YEW it is just a ordinary information nothing like boom/sales increase.... Work in YEW was never stops because to any pending due to NCRPB approval, 13,000 plots in YEW has stay mainly directly due to HC objection (NCRPB not involved), lots of farmers of YEW also has gone to SC during last 2 years.....

    NCRPB Approval has no major impact in YEW it is just file approval of 2031 MP for YEW as other NCR areas..... however this NCRPB approval news was special for GN-2021 MP because without it work was totally stopped in NE for around 11 Months.

  • This will sure give some relief to allottees.. who are now getting caught from brokers.. to sell plot at 50% lower premium..

    Now they may feel some confidence to keep investement for long period...

    However.. HC threat is still there..

    HC decision for Noida extn was to get approval from NCR Planning board and resume work.
    Hence the fact that YEW master plan has already been approved by NCR Planning board gives a sound premise for the cases in HC.

  • Yamuna Expressway Industrial Development Authority, realtors hail NCR Planning Board nod

    NOIDA: With the NCR Planning Board giving its nod to the master plan, the Yamuna Expressway Industrial Development Authority (YEIDA) has prepared a roadmap for speedy development in the region. Authority officials said that this area would be identified as the entertainment region of the country with projects like the Night Safari Park on the anvil.

    Real estate developers in the region say that this is a positive development as the master plan had been hanging for quite some time. "It is now up to the state government to expedite development in the region by giving their nod to the plan at the earliest," said a developer.

    Authority CEO, Rama Raman, said, "The region will have a well-planned combination of entertainment zone and industrial hubs along with world class infrastructure. While we will be making an effort to introduce international brands in the region, developers on their part will be introducing infrastructure and facilities that are available in western countries."

    "This decision will make this region the jewel in the crown of Uttar Pradesh. The blueprint of Yamuna Expressway Authority suggests that in the next five years this area will witness massive development with world class infrastructure. Within a year, this region will also have a good population. We will start allotment of units in our projects within a week," said RK Arora, CMD Supertech and officer bearer of CREDAI.

    "In the master plan, the Authority has allocated more than 20 sectors for commercial development," said Amit Gupta, a member of Assocham.

    The Authority has taken various steps to make ownership of many types of units in the region hurdle-free, including improving the manner of land transfers.

    In addition, the Authority has also decided to upload the status of housing projects, like layout plans, no objection certificates and other related documents, on the official website of YEIDA

  • Yamuna e-way region master plan passed

    GREATER NOIDA: Paving way for major urban development work in the region around the Yamuna Expressway, which connects Greater Noida with Agra, the NCR Planning Board has approved the first phase of the Master Plan 2031 of the Yamuna Expressway Industrial Development Authority (YEIDA). According to the master plan, the Authority will develop the area up to Jewar, which will include 584 sq km of Gautam Budh Nagar and Bulandshahr districts in phase-I.

    The plan has now been forwarded to the Uttar Pradesh state government for final approval after which it will be implemented.

    As per the Master Plan 2031, the population in the Yamuna Expressway area will be around 35 lakh in the next two decades. The Authority, therefore, has proposed residential development in a total area of 25,000 hectares. The plan includes 18 group housing units, whereby plots between 100 and 200 acres have been allotted by the Authority to private developers along with another 21,000 individual plots. The plan for phase-I also plans to connect the region with others through expressways like the Eastern Peripheral Expressway and the Ganga Expressway. A 130m-wide railroad corridor connecting it with Khurja in Bulandshahr and Palwal in Haryana has been planned.

    To connect the sectors with adjoining regions such as Khurja, Bulandshahr and Palwal, the Authority has proposed to construct a 120m-wide road. The roads connecting YEIDA sectors with Greater Noida and Noida will be 130 metres wide. The Authority has also allocated more than 20 sectors for commercial development.

    Other salient features of phase-I of the plan include a "world class" Sports City, an inter-state bus terminus, a transport nagar, two power generation plants, each having a capacity of 2,000 megawatts and procurement of Ganga water for residents.

    "The area between Greater Noida and Jewar covered in the first phase of the master plan includes 133 villages spread across an area of 58,000 hectares. Twenty-five percent of this area has been earmarked as dedicated green area, 20% has been earmarked for industrial development and 9% for institutional development. The master plan proposes a holistic development plan for the entire area with an emphasis on setting up industrial hubs," a senior Authority official said.

    According to officials, the second phase of the master plan will cover the area between Jewar and Agra.

    आजकल नए बने ताज एक्सप्रेस वे पर रोजाना गाड़ियों के टायर फटने के मामले सामने आ रहे हैं जिनमें रोजाना कई लोगों की जानें जा रही हैं.

    एक दिन बैठे बैठे मन में प्रश्न उठा कि आखिर देश की सबसे आधुनिक सड़क पर ही सबसे ज्यादा हादसे क्यूँ हो रहे हैं? और हादसों का तरीका भी केवल एक ही वो भी टायर फटना ही मात्र, ऐसा कोनसी कीलें बिछा दीं सड़क पर हाईवे बनाने वालों ने?
    ...
    दिमाग ठहरा कुराफाती सो सोचा आज इसी बात का पता किया जाये. तो टीम IAI जुट गई इसका पता लगाने में.

    अब सुनिए हमारे प्रयोग के बारे में.

    मेरे पास तो इको फ्रेंडली हीरो जेट है सो इतनी हाई-फाई गाडी को तो एक्सप्रेस वे अथोरिटी इजाजत देती नहीं सो हमारे एडमिन पेनल की दूसरी कुराफाती हस्ती को मैंने बुला लिया उनके पास BMW X1 SUV है.
    (ध्यान रहे असली मुद्दा टायर फटना है)
    सबसे पहले हमनें ठन्डे टायरों का प्रेशर चेक किया और उसको अन्तराष्ट्रीय मानकों के अनुरूप ठीक किया जो कि 25 PSI है.(सभी विकसित देशों की कारों में यही हवा का दबाव रखा जाता है जबकि हमारे देश में लोग इसके प्रति जागरूक ही नहीं हैं या फिर ईंधन बचाने के लिए जरुरत से ज्यादा हवा टायर में भरवा लेते हैं जो की 35 से 45 PSI आम बात है).
    खैर अब आगे चलते हैं.
    इसके बाद ताज एक्सप्रेस वे पर हम नोएडा की तरफ से चढ़ गए और गाडी दोडा दी. गाडी की स्पीड हमनें 150 - 180 KM /H रखी. इस रफ़्तार पर गाडी को पोने दो घंटे दोड़ाने के बाद हम आगरा के पास पहुँच गए थे. आगरा से पहले ही रूककर हमने दोबारा टायर प्रेशर चेक किया तो यह चोंकाने वाला था. अब टायर प्रेशर था 52 PSI .
    अब प्रश्न उठता है की आखिर टायर प्रेशर इतना बढ़ा कैसे सो उसके लिए हमने थर्मोमीटर को टायर पर लगाया तो टायर का तापमान था 92 .5 डिग्री सेल्सियस.
    सारा राज अब खुल चुका था, कि टायरों के सड़क पर घर्षण से तथा ब्रेकों की रगड़ से पैदा हुई गर्मी से टायर के अन्दर की हवा फ़ैल गई जिससे टायर के अन्दर हवा का दबाव इतना अधिक बढ़ गया. चूँकि हमारे टायरों में हवा पहले ही अंतरिष्ट्रीय मानकों के अनुरूप थी सो वो फटने से बच गए. लेकिन जिन टायरों में हवा का दबाव पहले से ही अधिक (35 -45 PSI ) होता है या जिन टायरों में कट लगे होते हैं उनके फटने की संभावना अत्यधिक होती है.

    अत : ताज एक्सप्रेस वे पर जाने से पहले अपने टायरों का दबाव सही कर लें और सुरक्षित सफ़र का आनंद लें. मेरी एक्सप्रेस वे अथोरिटी से भी ये विनती है के वो भी वाहन चालकों को जागरूक करें ताकि यह सफ़र अंतिम सफ़र न बने.
