  • how is this scheme? can we expect any premium on industrial plots? i donot intend to use it to setup any industry myself, but will like to invest for a premium on allotment/ in a few years..

  • I am also looking at this scheme from selling it off POV.

    I have not brought the brochure, but does anybody know the following-:
    a.the location??
    b.can we know the number of applications sold??
    c.is there any specific advantage of the location Yamuna Expressway for any industry??

  • Hey PropertyDude, you have so many ideas and know how to get things done. Let Authority initiative give some fruits to all of us and let someone who will really setup an Industrial unit take these plots.

    Investors will buy and leave it for appreciation. It will be not be healthy for YE area. Moreover if people do not setup industrial units then your property in area will have no value as you cannot use it for residential purpose. Its very risky game.

  • Agree, Risky if not intended to set-up any business.
    Also the factory / (Warehouse) should start working with in 4 years.
    I don't know the correct location of plots
    Specialised use--Limited purchasers.
    15000+1500 will be waste if our application is rejected.




    Another part ==
    1. Real Estate will never give you loss.
    2. I don't know transfer allowed or not.
    If transfer allowed then for sure no loss (More primium) as you can see the rates of unauthorised plots also in NCR. And lot of industrial units need place for better future.
    3. This land is not costly ---Payment is in 10 years
    4. Very very less investment -- So ROI will surely be better.
    5. Think for warehouse. Coldstorage, Industrial sheds for rent etc


    Still looking worthy to me -- I want to apply---Can any friend/enemy/ Gents/Ladies/broker help me to find the way to show that how to fill the form ......(How to show that I am big industrial man).

    With all due respect, i dont agree with u IPNoida ji. even a gr8 indl destination like noida has developed this way. ppl who didnot want 2 setup industry applied for and got indl plots. later they sold them at good premium to actual industrialists...

    planner ji i broadly agree with ur assessment, but i have some doubt that Itna dur ja ke kaun factory lagayega?? specially since lotof plots in greater noida (closer 2 delhi) are still empty/ available?

    1. As per the norms, within 3-4 Years you need to set-up the plant ====Not possible.
    2. Need a Industry with balance sheet and IT Return of all the stakeholders (For Last three years)--- Which is not possible with me. The worst thing is, I don't have the resources to manage it.
    3. Rates are very lucarative 5500PSY --(Even un-authorised land not available on this rate) then after alloatment 90% money will will paid in 10years ----So around 10% 0nly per year.
    4. Transfer and change of the factory is also possibel.

    Ladies, If any one fulfill the terms of application then should must apply -----Must to apply.

    Just 10% per year.

    My Girl Friend say== Land can be sick but will not die=====Please note these points and the historical data

  • Many Industrial Plot Schemes

    In past there were schemes of Industrial plots of by YEA, Noida authority and Greater Noida authority.

    The allotment rates by these authorities is between 6000-8000 per sq meter and easy payment terms.

    I have checked the resale rates which are not very attractive.

    Has any body idea about what are the prevailing industrial plot resale rate in following authorities:-

    1. NOIDA
    2. Gr Noida
    3. Yamuna Expressway

    The present scheme of the Industrial plot of Noida authority offers small and large plots as well.
