I would like to know location , price & more details of Ansal API's Sovereign Floor in Esencia - sec-67 , Gurgaon . How is this project from investment point of view ? I also want to know if Floors has more demand in market or Apartment ?

    Essencia is my favourite township as far as the concept is concerned.

    Very much undervalued even now. Will see a big jump in next 6 months.

    1) it'll be uphill task to create another MG road or Cyber-city & this location is directly connected with it. Interesting article that calls signature tower + 6.5km radius as key Gurgaon dev area.

    2) None of DLF's new locations near Manesar have much commerical offtake.

    3) HUDA/DLF making original golf-course signal free means good connectivity for sector-67 as well.

    4) NH status to SPR (southern peripueral road)- New link road connecting even newly minted Gurgaon-Faridabad Road (from GHATA village) to extended golf-course-ex has been christened a national highway(NH236) till toll (kherki dhaula). So better maintenance & guaranteed flow.

    5) Many arterial sector roads connecting the location with Key 'New Gurgaon' areas - IFFCO, SOHNA, Golf-Course etc.


    on a different note had received similar info as Agastya in Feb12...seems like Ansal has corrected a bit after that ;)

    I recently visited Essencia to check out the site and was impressed by the number of workers I saw; there was construction everywhere. Didnt look like one of those projects which gets sold and then just languishes, number of those in Gurgaon these days!

    True to most GGN devs...one dealer rules the roost...he seems to be in Ansal good books & you could be lucky to keep get any cancellations etc. You can easily find if you search the Media for esencia floors.

  • DTCP rejects Ansal's plea for extra development in Sec 67

    GURGAON/CHANDIGARH: The department of town and country planning (DTCP) on Monday rejected an application of Ansal API for the additional licence of a plotted residential colony to be carved out in sectors 67 and 67A. The department's decision came after the colonizer met T C Gupta, director general of DTCP.

    The private builder already has a licence to carve out residential colony in the two sectors, which are coming up in Badshahpur village area. The builder had sought an additional licence for 66.42 acres of lands. According to sources, the land for which the application was made already belongs to the Ansal group.

    Department officials, however, said the application was rejected on the ground that the coloniser is yet to get the said piece of land in its name. This was reportedly admitted by Anita Sharma, assistant general manager (AGM) Ansal API. "She had sought three weeks' time to sort out the problems related to sharing of land," said an official.

    "The applicant is free to apply again once it sorts out the shortcomings in the documents in accordance with the rules. Rejection of this request shall also not adversely affect them in any manner. They (Ansal API) will have to deposit the scrutiny fee," said Gupta.

    Enquiries revealed that besides the problems related to shared land (the land which continue to exist with second party) and some portion fell in the category of Special Economic Zone (SEZ), re-approval of cancelled mutation was pending in revenue department.

    Officials informed that this was the second such personal hearing given by the town and country planning department to Ansal API over the period of past one week. Earlier, Ansal representatives had appeared on March 30 when they gave a written request while making the submissions on the enquiries sought by department.

  • Worth clarifying that this is for ADDITIONAL development that Ansal API was planning to do i.e. beyond the current boundaries as laid out, advertised and sold. There are no issues with the Ansal Esencia project as it stands and work is going on at brisk pace.

    Even here it seems like just a documentation issue that DTCP feels can easily be sorted out, but that is just my take on the article rather than any inside know-how.
