After real long negotiation :bab (60): with broker i finally gt a :bab (41):deal in 2670 in NO EMI TILL POSSESSION.

Have booked a flat in Tower P 1675 area on 12th floor, hiway facing.

Koi hai mera :bab (55):neighbor ???

Heard that they are going to increase the rates by Rs 200/ sq ft from 1st Aug onwards :bab (39):

Anything related to above is more then WELCOME :D

  • Are Neelesh bhai... finally I have found someone in tower E and an end user. i.e. hopefully my neighbour as I have also booked in tower E but 7th floor... Hopefully will meet some day in 2014..:D

    However I have seen post from BlessU regarding the OC, Sewage,Electricity and other basic aminities status in this area. We prob. need to check this with RP. I have seen the site. though the sea of people working is very encouraging but I can't see them making it by end of this year as sheer amount of work that is left is significant. To be honest whil booking also I was expecting it to be late 2013. so not much of a surpise to me.

    My infact most of the RP EU's concern would be the infrastructure at that time. as we don't have any alternate from Delhi side but to come all the way from Toll or from Rajeev Chownk through OLD GGN. which is again very cumbersome and not to mention the sector roads.

    What are the plus & minus of non Park facing.

    If some one has recently bought in resale, please suggest a good dealer. Ramaprashta is the only risk free project we liked in 37 sector.

    In case, I do not get anything in the Edge Tower, I am also exploring Raheja Sampada.

    In one of yours previous posts you said you've already got a deal at a certain price.
    If you already have a deal and are happy with it, why would you want to involve a broker?

  • Avoid deals where party is not available directly, deals with direct party meeting is always adviced until there is no other option. Such deals create lot of margin for brokers and would never know what actual selling price was for the seller.

  • Now a broker is offering a meeting with some relative of actual owner who has the power of Attorney to sale the unit in G or E tower of size 1470 SQFT. They are saying this is very common reason being G & E towers were lauched for NRIs and as they are not in india so these are transferred through the Power of Attorney. Is this really correct..I will try to enquire from my side but can someone please share your suggestions.

    You keep confusing me.

    You are getting a unit you like at a price you are happy with.
    How does it matter if the unit is of an investor.
    If the unit was not of an investor, chances are slim it would be up for sale.

    As far as the party not coming for the meeting is concerned, if I am happy with the price I am getting it at I won't bother.
    However, you never know what story the broker might have given to the seller. You could look around some more and you might really be surprised at the availability.
