      Possession offered in Tower 8 yesterday, pending the OC. Possession of rest of the towers in phased manner as and when fire NOC is received.

          Letter received by Vipul Lavanya Owners:


          Dear Sir/Madam,

          We are pleased to announce that your home at ‘Vipul Lavanya’ is ready for possession. It, being a proud moment for you, does mark an achievement for us. Together we shared a dream, which has now been realized in the form of a living environment.

          The Company in terms of the provisions of Flat Buyer’s Agreement had proposed to handover the possession (Refer Clause No. 08) within the time frame as mentioned therein. We are happy to mention here that the project is now ready and we are in a position to start handing over physical possession of the Residential Unit to you for use and occupation.

          You are requested to undertake the following steps and enable us to handover possession of the aforesaid Residential Unit.

          FORMALITIES FOR TAKING POSESSION

          1. You would be required to pay money towards Balance of Flat Cost (including area revision, if any), IFMS, Electricity charges, Club Charges, Misc. Charges for registration, Maintenance Charges, etc.

          2. NOC (No Objection Certificate) from the Financial Institution/Bank for handing over the possession to you (Only in case wherein there is an existing lien on the Residential Unit in favour of the Financial Institution/Bank).

          3. Four recent passport size colored photographs of all allottee(s).

          4. Two copies of Maintenance Agreement are enclosed with this communication. You are requested to sign in ALL PAGES of both the copies of Maintenance Agreement and send them back (both copies) to the company prior to approaching us for taking possession.

          Kindly remit an amount of Rs.xxxxxx/- (as specified in the statement of account) together with the formalities as detailed above within the time line given. Any delay of payment beyond 30th July 2014 will attract holding charges which in terms of Clause No. 9 of the Flat Buyer’s Agreement.



          To complete the above documents, you are requested to please visit our office at Gurgaon after confirming the date from Mr. Rajeev Srivastava (Ext. No. 302) and Ms. Garima Singh (Ext. No. 520). You may also meet in person or speak to Mr. Rajeev Srivastava (Ext. No. 302) and Ms. Garima Singh (Ext. No. 520) in case you have any query or clarification with regard to the process of handing over the possession of the said Residential Unit. In case you are not in position to visit personally, you may authorize somebody by way of a Power of Attorney.



          After completing the above formalities, you are requested to contact Mr. Vinod Kaushik (Mobile No. 9811793507) for taking the Physical Posession of the said Unit.



          We would like to thank you for your trust you reposed in us and wish that new house brings you joy and prosperity.

            Maintenance charges Rs.2.5/- per sq ft per month. it works out to 3825 rupees for 1530 sq ft flat. Is it reasonable?

              Thanks saurabhmnnit. Could you please share the other charges that are being levied at possession apart from the last payment .

                From soft launch to possession in 4 years seems to very good comparing with other builders in Gurgaon.

                  Ask for a copy of completion certificate and occupancy certificate. Without these offer if possession is illegal. Don't subscribe to possession without these important formalities completed by builder.

                  Read for illegal clauses in maintenance agreement - do not sign if its not justified. After all you have to live this maint agreement through out life.

                  Ask for unit visit and inspection. Any rectifications needs to be addressed by builder before your one month notice period for possession kicks in. Raise it up..

                  Ensure registration happens with Occupation certificate attached to it. "No OC No Registration@

                    I don't think Completion certification is required or should be focused by end user for registration purpose.

                    In fact as far as I understand, there are not much projects in Gurgaon for which CC has been obtained. When I am saying this I am counting all projects (not only new ones)

                      I think people are not reading what happened with Campa cola
                      CC indicates that the builder has built the GHS as per building plan approved and there are no illegal constructions.

                      It there is no CC or partial CC it means the building is not vetted for its compliance to various provisions of the licensing agreement and building plans.

                      Builder cant offer possssion without CC
                      If they are doing then they are trying to circumvent payment of delayed penalty to buyers and non compliance to approved layout plans
