:bab (59): I have confirmed news that Vipul is coming out with new residential project in sec 81/ 82 in coming days . Do anyone has any information about sizes , price & exact location !

  • I tend to disagree to just one point - that Sector 80X will not be habitable in the next 2-5 years. I would rather say that once the possession for LAvanya & DLF New Town heights comes(both should be delivered around the same time), people will have decent commercials there. Following justifications:
    1. Existing Sector 1, Manesar, across the NH8, already has a small market selling daily essentials and a Gyani icecream outlet.
    2. Maids/cooks readily available in Sector 1 as people have been staying there for the last 2 years. These are the people who got HUDA plots - it seems there was a clause to construct immediately or else allotment cancel.
    3. Sector 1 has a total of 55 residential societies in total, 5 are coming up for possession in near future(almost ready). Rest all to follow. One really needs to visit the place and see the existing infra - it is too good.
    4. There is a mall coming up in Sector 1, it might take time to complete, but there is a functional McDonald outlet in this mall.
    5. After toll, the construction work for the flyover has started. Jaipur traffic will use this flyover. How much time this flyover takes to complete is anybody's guess.Maybe 1-2 year.

    All in all, if more job opportunities come up in IMT, the place might be inhabitable sooner than expected.

    I am looking for 3BHK flat in Gurgaon and for end-use prespective. Today visited all three site locations -

    I find vipul a better investment amongst the ones listed, given the track record of builder. Orris/ vatika may be better placed projects location wise though

  • Looking to buy 3 BHK (1560 sqft)

    Hi All,

    I am new to this forum, I am looking to buy one 3 BHK in Vipul Lavanya. May I know the current re-sale price in this project? One of the broker is saying that he can arrange a good unit at middle floor 3200/- BSP.

    Is this the genuine rate? The unit was booked 1 yrs back 3152/-. Looking at the seller's asking price, it seems there is no apprecaition in last one year.

    Please share your thoughts.

    Hi Sudhir,

    It is a pretty decent project backed by the credibility of Vipul group, If you are thinking of buying it for end use and you are getting a deal 3150, it is definately worth it.

    I sold my 1560 sqft last week 3285 in tower 5, purchased 3150-4% broker discount.

    Just my POV, Please do check out the location, construction quality and other factors before buying.

    The construction is going at good pace.

  • Honestly, I was expecting better returns however few factors like fast pace of construction and entering late into the project 3150- 4% took the sheen off.

    I am still holding one unit here of 1560sqft which i will sell later stage or might keep it untill possession.

    Investors who entered prelaunch under 2700 per sqft should have made pretty decent returns.

  • One of my friends also has recently bought a 1530 unit at 3275 (transfer charges included)..he seems happy with the investment...although had to shell out a lot due to the fast construction pace n the corresponding payments that already had gone to the builder...

    Prices seem to be picking up slowly amidst recessionary trends but surely nonethelss
