    I have an apt in Lavanya measuring 1560 ft. I am little worried about the roads, connectivity to the apt once the project completes. Also, little worried whether this place will be livable in coming 1 yr or so. Please share any details on coming up shopping malls, schools etc.

    No you won't even get possession of this project in next 1 year. It will atleast take 1.5 year from now to get possession then another minimum 2 years for basic amenities. So you should wait for next 3.5 year down the line.

    Hey friends,

    It has been informed to me, that in next 6 months amount may shoot to Rs 5,000 per sq. ft., as other builders like DLF, vatika, Mapsko will give possesion by Dec 2012 and DLF is also coming with its other projects.

    Can any one confirm this rumour.

    I don't think there would be anything even in 2-3 years. Neither there is anything in Manesar. So one would be dependent on Gurgaon only.

    One of my friend, who also holds a flat in near vicinity of sector 82. He also told that next six months, we can expect good jump.

    That Place is developing in the name of New Gurgaon.

    Builders demand escalations very promptly.For delay in payment they charge 18 percent interest.The reduction in EDC will be passed of to customers reluctantly by the builders.They will try their best not to pass on reduction to customers.THis is irony of INdian Builders

    These rates are applicable for the calendar year 2009 which will further be made applicable for the next 3 years i.e. upto the calendar year 2012 by increasing the same 10% every year on compoundable basis.

    In this case, based on which date shall EDC be calculated?
    Is it project launch date or possession date?

  • the similar issue has been followed-upon with the Orris Infrastructure(read for Aster Court) but they are simply saying that they have not recieved any communication from the DTCP, Chandigarh.

    If anyone can take up the RTI route to confirm , if the builder(Vipul) has been given the notice of revised rates,
    how much money they have paid w.r.t EDC/IDC (as i am aware that builder can pay in 4 or 5 equal installments)

    Till date i have not came across any builder who has reduced the EDC/IDC as per revised guidelines..

    seems like its all Builder lobby... Sab k Sab Chor!!!!

    even they are knowing that one day they have to adjust these charges...but simply they are waiting for posession...

    and at the time of possesion these builder will simply increase the Super Area and say that the charges have been adjusted against increased super area!!
