  • Saw an ad by DLF for garden City in TOI main edition, last page. The AD says 'toll free connectivity through Central Periphery Road'. Anybody has any idea of this road?

    Depends on location and floor.. However 4500 should be a good buy for a middle floor with decent facing

    An email from one of the fellow investor in this project:-

    I went to Vipul office yesterday and met with Mr Gaurav Goyal (Sales Executive). Points discussed:


    1. They are planning to give possession till December 2013 possibly for all tower together, except few like T-2, that still in late construction. Mine is T-7 so may be possession till December.

    2. On possession, they will give basic amenities, like landscapes, water, electricity, shops. Other amenities like gym, pool, club house will be post possession. So some construction will continue post possession too.

    3. About 24 meter connecting road, as per him it will be built-up in 3 months or asap as it is necessity for other builders like Landmark who launched his project beside to Lavanaya. Also Gaurav told me that within a month another reputed builder is launching project just opposite to Lavanya. So for these builders 24 meter road is only connectivity.

    we are planning to buy Vipul lavanya 1550 sqft, can someone plz give an idea on BSP..
    It is for end use nd not investment plus where does this project stand in comparison to Gurgaon 21, seven lamps of vatika..
    Plz advise, really looking forward to a candid opinion..

    Vipul Lavanya as a project is better than Vatika Gurgaon 21 but Gurgaon21 location is better than the location of Vipul lavanya.
    Seven Lamps has better specs and better than Vipul and Gurgaon21 but will take long time to be completed.

    Gurgaon21 resale price is higher as comparing Vipul Lavanya resale price. If you are okay with Vipul's location, go with Vipul Lavanya only.

    it is 100%

    and as the saying goes you build and they shall come, or what comes first the horse or the cart? why will there be existing schools malls etc etc in the middle of no where? once people move in other services follow, can you imagin the schools or malls not coming when there will be tens of thousands of people living there?

    It is business opportunity, sir. They will come. IMO the best thing to invest in GGN RE is Commercials in New GGN, if the pricing is sensible.

  • We went to check Vipul Lavanya and Mapsko Casabella yesterday. The Approach road to Lavanya was difficult to figure out, we took the route which was ahead of Vatika Next and entered through a village which took us about 20 more minutes from Vatika.

    Project-wise, which is better - Mapsko or Vipul?

    Mapsko is a new builder but we liked the apartment layout. Unfortunately the reviews are not very encouraging about Mapsko. It is purely for our end use and not investment.

    By when shall we expect the possession for both the projects? Also, if someone can let us know the approach road to Vipul from NH8, it will be of great help.

    Looking forward to an earliest response.
