:bab (59): I have confirmed news that Vipul is coming out with new residential project in sec 81/ 82 in coming days . Do anyone has any information about sizes , price & exact location !

    Regarding approach to the project, refer Dheer's post about the 24 Mtr. road (post no. 1104).
    Location & Layout wise Mapsko CB any day scores over Vipul. But Vipul has a plus point, builder's reputation & delivery record. Rate wise. CB should be 200-300 Rs lesser than Vipul. Vipul should started giving possession by end of 2013, For Mapsko CB, better to expect the same at end 2014.

    Rest you can decide based on your requirement, waiting time & risk appetite.

    Even if Vipul Lavanya gives possession by this year end, you think it is a live able/ Habitable area?? while doing the tour we also saw few other properties from outside where they are ready, companies have given out possession but no one is staying there, and residents are paying maintenance.. ( as per the broker who was with us).
    looking at Mapsko too our estimation says not before 2015 mid at the pace the work is going on..

    The Broker has misguided you. You must have seen the Floors/ NTH by DLF. Floors are yet to offer for the possessions & NTH has recently received the possession offer. One need to check the registry status. Before registry I don't think ppl are paying Maintenance charges.
    Mapsko should start offering possession by end 2014, but for few towers only. Habitation can start with minimum facilities (Power, Water & security). All around development will take another 2-3 years minimum.

    Hi Mehta ji,
    No builder has given possession to the customers. DLF, Orris & SARE customers are struggling for possessions for more than a year.They got OC but not giving out possessions.
    The advantage with Vipul is that on its back side their is village Nawada Fatehpur hardly 50m from where one can easily get daily use items n also the Manesar commercial area is close by.

    Don't ever trust that broker. Either he is ignorant or he is making you a fool. Tulip Petals is the only project which gave possession. DLF NTH handing over/registry is in progress.

    yes, it is as long as you understand that there will be a few months B$ moving in. current buyers are upset that there is a delay in possession and they are paying rent at current place as well as EMI on loan for Vipul.

  • Talked to Mr. Rajeev at Vipul. he said that they have applied for OC for the project and will be offering possession whenever the OC is done. He said that it takes 3-4 months for OC, so, we shld expect last demand by Feb, 2014.

    There are other charges to be paid at possession like:
    1. club membership
    2. IFMS
    3. Maintenance advance
    4. electricity meter
    5. Registry

    Any idea what the registry will cost? Will it happen at circle rate or BSP or the total amount payable to builder as per agreement?
