Just wanted 2 know whether BPTP Park Prime Sector 66 Gurgaon is a good from end user's perspective? In this forum anybody has bought apartment in the BPTP Park Prime as end user?

  • Raj - Isnt it a too slow progress for a 2007 launched project? And when are we expecting delivery? Whats the rate available as of today?

  • It was pre launched in that year. There are phases from pre launched to possession of apartments.

    a) Pre Launched
    b) Construction start -- Generally construction starts after 1.5 years after pre launched because lots of licences are required before starting construction. Some company launch projects only after getting all the licences but in that case also they start construction after 5-6 months.
    c) Construction till super structure -- It takes around 18 months to complete the super structure and developer will get 90% of money during this phase.
    d) Possession - After super structure is ready lots of developers stop or slow in the further construction as they have to receive only remaining 10% from the buyer and need to spend more for finishing and making it ready to move. Then also government takes around 6 months to give occupational certificate. So take 2 years from pont c to reach point d.

  • Well when i visited BPTP FPL and checked out its other projects like mansions and park prime , i came accross the fact that the builder is giving wonderful pricing (as mansions was 4500 in original booking then) as he is manipulating on the super area to built up area ratio , hes charging less on super area per sq ft , but effectively compared to other builders his loading/wastage is far more !!
    Check on it before investing !

  • ISHANb, this is standard practice of BPTP, keep BSP low, to attract customers, but fleece customers, in some other way .

  • Well I am not emotionally attached with any builder or property. But I feel in BPTP Park Prime (Area 1360) wastage is in lower side. Having said that I know there are lots of properties from BPTP where wastage is in much higher side.

  • rajggn, i have really not studied BPTP much, but my comment is based on the feedback, which i have from quite a few no. of sources . I made a general comment, not meant for BPTP Park Prime, in particular .:)

  • I don't have any broker's no with me. U can search on different property websites and also at BPTP Park Prime actual site u can find broker's hoarding.

  • BPTP Park Prime, Sec 66 GCX. Good investment opportunity

    I visited the site about a month back and checked with a few brokers on the rate and unit availability, most of them were quoting 3900 to 4200 p. Sq. ft. The work is happening at quite a fast pace, most of the towers the slab for 9th - 12th floor is complete and plastering of inner walls has started.

    I feel this is a very good investment opportunity and value for money property at current rates. Though the money involvement will be high (as 70-80% of money has already been paid to the builder) my sense is of a 30 to 40% appreciation in the next 12-18 months.

    The projects surrounding the park prime project are already quoting anywhere between 6500 to 9000 psqf. So it's anybody's guess.

    I checked at BPTP site they have kept a price list of 3500pssft+EDC/IDC+PLC+other chgs..and also the application form...Does this mean that direct booking is also possible?

    Its not on GCex road but Inside on a sector road parallel to the GCex road. But that road is not built yet- so the current access is a small village road

  • BPTP Park Prime is not on GCX road. There can be only commercial projects in GCX road except few projects of Emaar MGF (In Sec 66). 200 Meter from GCX road is only for commercial projects. So all residential projects will be only after 200 m frm GCX road. Park Prime is 800 -900 m from GCX road. There is a sector road (60 m) road from GCX road which will connect to another sector road (84 m) after 800 m from GCX road. BPTP Park Prime's entry will be from 84 m Sector road. Work is going on both the sector road. In fact one sector road connecting from GCX (Sector 65 66) is almost ready. So even today you can visit site from GCX road using new sector road (65 66).
