Hi friends,

Need some quick advice on upcoming Tashee Capital Gateway, Tashee Group, Sector 111, Dwarka E-way, Gurgaon

The project is located on Delhi border and very close to Dwarka phase 2 & International airport and on Dwarka expressway with very close Metro station
Also it shares the close vicinity of DDA 9 hole Golf course & Diplomatic enclave of Dwarka phase 2.

The Mehrauli - Najafgarh road is also fully operational and hits NH8 near Toll bridge.

All in all a great location.

Project is by Tashee group-- need suggestions on the same.

Kindly help out seniors. :D

    YEAR WISE SERIES OF OFFENCES COMMITED BY TASHEE GROUP AT CAPITAL GATEWAY PROJECT


      July 2010 – Started selling the project without any Group housing plans and Building Plan approval.
      Jan 2011 - Violated the provisions of section 7(i) of the Urban Area Act, 1975 which states that “No person including property dealer can make any advertise or receive any amount without obtaining a license U/S 3. The builder had obtained housing license on 16/04/2011 and have published 1st Newspaper Advertisement on 12/01/2011.
      June 2012- Collected installments for commencement of Excavation where as Environment Clearance for the project was in pace only in June 2013. Actual Excavations started in Oct 2013 thus played with the customer’s hard earned money for more than a year.
      JAN 2013 – Issued notices to the customers of illegal interest for delayed payments.
      Apr 2014 – Collected excess EDC & IDC Rs 100 from the customers. The Builder has fraudulently collected Rs.364/- PSF whereas a Haryana Govt charge for EDC & IDC is Rs. 264/- PSF.
      Apr 2014 - Collected illegal VAT amounts from the customers.

  • Dear investors

    We are a group of investors invested in Spire South Sector 68. construction at our site is delayed by one year.

    Recently developer has commissioned some workers at the site and construction has resume but not in full force.

    Wanted to inquire that what is the status in Sec 111 project? Is the labor in full force?

    What is the construction progress?

    Any information would be of great help.

  • The buyer of Tashee have signed a contract which says:

    "The Applicant shall not be entitled to transfer/assign his claims/interests in the said flat or in accompanying application without prior
    written approval of the Developer. The Developer may in its sole discretion, permit such transfer/assignment on such terms &
    conditions (including levying of transfer fees/charges) as it may deem fit and proper"

    I was told that Tashee is not allowing any transfers.

    Does Tashee hope to charge an exorbitant transfer fee when the buyer (who purchased in resale) go to sign the transfer/conveyance deed?

    If one buys this in resale, I guess it would be a sale based on power of attorney. If Tashee decides to play hard ball, does the original alotee need to accompany the second buyer.

    Can the second buyer avoid giving the transfer fee (assuming it is high and this is their game plan).

    Is buying this going to be a hassle?

    Need an early reply friends - please help.

  • This is not the first time Tashee has stopped the transfer for sometime.

    Market is bad, builder has right to protect his interest by curbing the resale deal. However it should not be for long. I think one can communicate with Builder and take things in written if any assurance comes in.

    Unfortunately they charges high fee for transfer, which is unjust to a good extent.

  • In that connection please refer to HUDA Memo No HUDA.CCF.ACCTT-1210/44973 Dt 23.11.2010.


    Going by the HUDA notification the EDC/IDC for CAPITA GATEWAY PROJECT, Calculations for 2009 (base year) works as under:-


    FAR- 1.75
    1 ACRE = 43560 SSQ FT
    TOTA AREA = 1.75 * 43560 = 76230 SQ FT
    EDC RATE PER ACRE (AS PER HUDA MEMO) = 176.28 LACS
    EDC RATE PER SQ FT = 176.28* 100000/76230= 231 ER SQ FT
    IDC RATE (10% OF EDC = 23 PER SQ FT
    TOTAL = 254 PER SQ FT


    With 10% escalation per year to be calculated (from base year) on compounded basis, rate for the effective year 2011( license for CAPITAL GATEWAY PROJECT was issued on 16.4.2011, the effective EDC/IDC rate for the project should be 307.46, Where has charged 364(328+36).
    Effectively Builder has charged Rs 57 excess PSF on account f EDC/IDC
