- Hi Everyone - I am also an investor in the project and have an apartment in the AJ tower. Like everyone else, I have also received the final demand letter and the possession letter. There are charges which are not making sense and not as per the initial cost structure.
I have raised a request to join the Facebook group and would eventually like to join the Whatsapp group as well.

This project was started in the year 2007 with the promise to deliver in 2011 with lots of amenities and facilities by the developer "Reliable Realtech Pvt. Ltd.". But now it mid 2016 and project is still in pathetic condition.
Even this project doesn't have electricity connection, no water supply connection, No sewerage connectivity and even in that condition DTCP has issued the part Occupancy certificate for this project. No one can live in this condition. I am surprise how the government department can issue the OC without the completion of project. Is there any money power used in the process of getting OC?
This project has 13 tower and 6.5 tower is in half constructed position. Construction work in under progress and builder and government is expecting from us to live there with construction material. How government can issue the Occupancy certificate in such a messy conditioned project and leave the buyer on the mercy of builder as far as electricity and water is concern.
Hope attached photograph will clear the condition of project.
We are expecting the competent authority to take a look and investigate the concern department that how the OC being issued for this project.CommentQuote1Flag

GURGAON: Alok Mishra, general manager at a well-known telecom firm, booked a flat in Antriksh Heights, a project of Reliable Realtech in Sector 84 in 2008. Eight years later, having made over 90% of the payment, Dwarka-resident Mishra is still waiting to get possession. And he is not alone.
Adding to the woes of buyers like Mishra, the developer had stopped responding to their queries. Despite repeated complaints, it has not given any timeline for completion of the project.
"Buyers are suffering from extreme financial stress, having to pay both EMIs on home loans and house rental every month, due to the slow progress of work. Repeatedly, over the last four-and-a-half years, the developer has been verbally making false promises, and after collecting 90% of the money from us, has stopped responding to our queries," said buyer Dr Vineet Gupta.
Around 1,000 buyers had booked flats in the 13 towers of the project, spread over 23.10 acre. DTCP officials said license was given to one firm in 2008 to develop a group housing society, but its two partners, Jai Bhagwan Garg and Rajbir Singh Goyat, divided the project and began developing their parts separately. Each partner is developing six-and-half towers, each with 24 floors. "This is in violation of license norms, and notice has been issued in June this year to the developer," said a DTCP official.
"At the time of booking, we were under the impression the entire project will be developed by one entity. But the partners divided the project and started developing separately, without taking buyers into confidence," said Sushil Kumar, a buyer.
The DTCP assistant town planner (enforcement) said the department has received several complaints against the developer regarding delay in handover of possession and collection of money from buyers in a pre-launch scheme. "Notice was issued to the developer after we received the complaints, asking its representatives to appear before DTCP with a copy of license, proof of land ownership, and approved building plan," said ATP Narendra Kumar, adding the developers were also asked to submit construction status, and an affidavit providing details of bookings made before the project was launched.
Buyers had also complained to the Gurgaon deputy commissioner T L Satyaprakash, who asked a DTCP official to visit the site to address grievances. ATP R S Batth, who visited the site, said a meeting was held on site involving both developers and buyers. "The developers were directed to submit a written commitment and roadmap for completing the project, and to produce an affidavit that funds collected from buyers have not been diverted to other projects," said Batth.
From the buyers' perspective, the project has two problems — no power supply in towers that are nearing completion, and delay in handover. Six of the towers, being developed by Jai Baghwan Group, are near completion. Buyer Pradeep Mishra, whose flat is in this part of the project, said construction is almost complete in his tower. "But there's no power," said Mishra.
DTCP planning officer Jaibir Sharma said, "The builders have agreed to to supply power using diesel generators at DHBVN rates, till they get a connection from the discom."
In its reply to DTCP's questions, a Jai Bhagwan Group spokesperson said, "We've obtained partial occupation certificate (OC) for our part of the project (the six towers nearing completion), and have applied for the balance OC, which is likely to be obtained by September 2016. We've developed all the common area in the project, like green belt, parks, roads, kids area, clubhouse and utilities, except for the common area exclusive to towers of our partner."
The other partner, Rajbir Singh Goyat, has not completed work in any of his towers. The situation is the same with the tower being jointly developed. A spokesperson of the group said, "We're committed to completing the project at the earliest." He added they will soon submit a completion timeline to DTCP.
