    New builders & builders who are launching project almost every week will try to take maximum money b4 starting construction...

      mapsko royal ville is also a good deal and around the same area as per location. Any comments by senior member's

        I too have had a look at Royal Ville. For short term investment(1 yr.), i have my doubts, on the feasibility. If u r looking at it for a period of 3 years or more, it sounds to be OK.

            payment plan

            i would say it is another way of loading by the builder, rate is less but you have to pay more initially, kind of flexi plans/corporate plans offered by noida builders

              I think u can go ahead & invest for a long term > 3 years. I have been offered 5 % discount by a few brokers for Crowne Tower (3 BR's ). Plans r quite decent. All floors r available. Minimum compulsory PLC is 150 ( 100 for Green facing plus 50 for corner) . Additional PLC for GF to 3rd floor .

              Bargain hard & u may get a discount above 5 %.

                casa bella resale price

                casa bella resale is around 2450 to 2500 for size 1690 and above. better to go for resale flat in running project than a new launch at 3000 (casa royle)

                  If u have black money to invest, u can go in for Casa Bella too. Go by yr. gut feeling. Do not waste too much time in thinking, rates may go up & then u might regret.

                    Department of Town and Country Planning rejects SS Group plea for Sec 84 project

                    GURGAON: The Department of Town and Country Planning (DTCP) has rejected a proposal for setting up a colony by SS Group, whose Mayfair Gardens project licence has not been renewed due to delay in payment of the fee. The developer had submitted the proposal seeking licence for setting up a colony on a 2.9-acre piece of land in Sector 84 near Hayatpur village.

                    In a letter to the builder, the director general of DTCP, T C Gupta, has written: "Since you are not able to manage a single colony, it is not worthwhile to consider additional licence for another area."Reacting to the development, Sukhbir Jaunpuria, owner of the SS Group, said: "There is nothing wrong in this. The licence is not permitted because of other reasons. The land is owned by us and we will try to take the licence for another project.

                    "Earlier, the DTCP had issued a show-cause notice to the builder on account of payment default. In his response to the notice, the builder had contended that the payment defaults were due to other builders who co-owned the Mayfield Gardens project. The SS Group has only 8 % share in the project.But Gupta didn't accept the argument and said that none of the co-owners in Mayfield Gardens will get a new licence in Gurgaon.It may be recalled that the DTCP had cancelled the licences of the builders involved in Mayfield Gardens on account of non-payment of the dues.

                      Hope they continue the tough stand against builders like SS. Jaunpuria is a big chor.
