    These prices for normal affordable luxury projects at 6700 to 7500 and luxury from 7000 to 10,500 surprise me.

    I wonder how does this work for end users ?

  • In Mahindra Aura recent news letter, it is mentioned that builder has applied for Occupancy certificate for Phase -1 from DTCP Haryana. If forum members are aware, could you please share how long typically it takes for a builder to get it, in Gurgaon and when Phase -1 possession can be expected to happen?

    Also, does any one has any updated on when next demand for Phase 2 is expected?

    3-6 months.. (if all is well ie CFLamps, solar, water harvesting, separate line for grey water, construction as per approved plan, ews allotment, edc/idc cleared, speed money paid etc)

    Aura is reportedly opening up site visit this weekend. They said the same 4 months ago. Possession for phase 1 delayed from July to August, just like another builder with false promises.

    This issue through their EC filing had come to light some time back and glad to see more reactions coming from different people. The way builder greed has touched every single builder is saddening and is disappointing when marquee builders like mahindra are also adopting the same things.

    If mahindera is seeking permission and the permission is granted ; then whatever they do would be legal.

    But keeping existing buyers in dark does not look good.

    what ireo did was after adding more land and the way they did was wrong .

    mahindra have increased number of apartments without adding any land, please see the ec filing.

    the more important issue is this practice is getting wider .

    While considering the proposed modification in the project proposal, it was noticed that there is no change in the plot area as well as FAR, however the Project Proponent has proposed addition of 214 no flats, 43 no of addition of EWS units, 1230 no additional residents and 86 no additional residents in EWS but at the same time the project proponent has proposed the reduction in water consumption, waste water generation, power requirement, power backup etc. Density of population is also severely affected due to above said modification in design. It was also found that the project proponent in the revised proposal submitted the water requirement calculation 86 lpcd instead of standard of 135 lpcd. It was also noticed that the project proponent has obtained the permission from the forest department regarding cutting of 106 trees but no permission was obtained in respect of cutting of Neem trees.
