Wanted to get opinion on how is Mahindra Aura II compared to other Dwarka side projects like Ramaprastha, Indiabulls, Spire, Tashee and Raheja.
With expected launch price of 3000/sq ft, what are the long and short term prospects both as investment and end use?

  • I HAVE MADE A DETAILED ANALYSIS OF BOTH PROJECTS AURA (1550 SQFT-3BHK) AND TASHEE (1695 SQFT-3BHK) PLANS AND FOUND TASHEE TO BE BETTER THAN AURA.

    INSPITE OF THAT I AM ABOUT TO (HOPEFULLY)GET A BOOKING IN AURA AS WELL.

    A SNAPSHOT IS BELOW:

    1. At Tashee's price (2835) the 1695 sq ft unit is much better area wise. The loading/ wastage factor is more in aura sat 3175 sq. ft/.

    2. The drawing dining size of tashee is 288 sq ft; that of aura is 238 sq. ft

    3. The kitchen, 3 washrooms and 3 balconies of Tashee are bigger than aura.

    4. Tashee's 3 BHK has 2 extra things than aura: a Dress (48 sq.ff) + a utility (40 sq.ft) which are not there in Aura.

    Overall Aura's total usable area (including balconies is 955 sq ft) while Tashee's 1203 sq. ft. The total price is almost similar Aura at 57,31,900 while Tashee at 59,00,000.

    Yet I am going for Aura becoz it has a brand value. Diwali is 50 + days from today, and at Diwali time, I hope we'll have more buyers and I would be able to sell Tashee or Aura or both units at some premium:)

  • for end user for mahindra aura i can say ur money is 100% safe but i cant comment on investment prospect because of various factors

    if u have any doubt about mahindra aura please contact company directly & put all ur queries in front of them before taking any decision

    I am getting only 0.5 % discount on the BSP of 3175 for Mahindra Aura..

    At what price you / other members are booking ?

    Just trying to find what is the maximum possible discount.

  • I too did inquire on the discount. I understand brokers r getting 1 % discount from Mahindra & they r passing on 0.5 % to the customers.

    Brokers r getting 1% & they are sharing 50 % of this with client...

  • Again bad news for me:( I did not get any discount ....those who are located in/ around delhi always have an upper edge than those located far off.....

    You may try the wikimapia.org for site location, look in sector 110 near sai kunj.

    The below is the layout plan, though not so useful because it doesn't tell the width of roads and project's connectivity with existing roads and proposed Dwarka Eway.

    those who r really r serious & want to buy for their own use just try out 2bhk in dwarka ,u will get it within 60-65lacs

    much better location & more important u will be getting ready flats with basic infrastucture for living in place

    where is the problem & why people r going so crazy for new launches at higher prices at such location knowing availabilty is not a issue if they will search ready to move in flats... :bab (38):

    and once again how many want to buy for their own use & not for investment ....i think we all know

    i am not saying people will not make money from such projects but whatever returns invester will get from such projects at these prices will not be huge

    at the end mahindra aura is one of the good & safer project in gurgaon right know but thanks to speculators & investers who r putting their weight behind it will going to cause problem to end users from getting a good home at right price

    demand > supply ( thanks to speculators & investers) = higher inflation

    if govt will act properly

    supply > demand (reality) = good for end users & better living

    bringing demand lower will also save agriculature land which is something we all r ignoring now & going to cause a major problem 1 day

    anyway best of luck to all for mahindra aura

  • In Palam Vihar( which, i suppose is quite near Mahindra Aura) , one is getting a independent house (GF plus 50 % of first floor constructed , 5 yrs. old construction) for about 75-80 L . I believe , that is a much better option for an end user.

    Palam Vihar is fully authorized. It has been developed by Ansal. New Palam Vihar is the unauthorized colony , Dwarka e way is to pass through New Palam Vihar.:bab (42):
