Wanted to get opinion on how is Mahindra Aura II compared to other Dwarka side projects like Ramaprastha, Indiabulls, Spire, Tashee and Raheja.
With expected launch price of 3000/sq ft, what are the long and short term prospects both as investment and end use?

    With Raheja Atharva , THey have specifically mentioned that this is not the final super area , and the final super area will be decided once they have done some Formalities (not sure what those were)

    So they might have held one card back in order to pacify ppl who have demanded penalty amount by forming a group

    Bhalla ji, thanks for the update. Not sure why they did not mention Phase 2 OC in any of their communications including the newsletters. Also, regarding your update around Raheja Atharva, it would be interesting to see how Mahindra Aura deals with penalty amount as earlier it was told that it would be paid at the time of possession; however after the adjustments based on final super area. This would lead to similar conversations with Mahindra Aura as well.

    Any one had any discussion around this with builder?

    Not an expert but I believe that there is appreciation left .

    If u can hold on for 2 years then do so, else liquidate.

  • Thanks can definitely hold on ! Its just the brokers were tempting me to get out & re-invest in other under construction projects like Ansals, Indiabulls Tashee at around 4200-4300spft, bigger size.

    Can you tell what is the ALL inclusive (including extra charges) your unit is getting quoted at?

    Hold this unit minimum 1 or 2 yrs
    in my pov sold this when whole project get ready.

    Are you saying 72 Lacs for 950 sqft? thats more than 7k per sqft?

    Spoke to Mahindra Aura Customer service guy today. I was told that Final demand and possession will be offered in Dec 2014 only for phase 2. Penalty amount will be adjusted rs.5/sqft w.e.f April 2014 from the final demand.

    My ques: I am planning to take possession but cant move due to distance from my work place in Delhi.

    Can i expect rent from Jan 2015 onwards? what rent can one expect for 1550 sft GF unit in phase 2?

  • mahindra is charging Rs 3.25 + service tax per sq. feet for maintenance for flats, too costly, it means 1350 sq feet flat 3.25 = Rs 4400 + 500(tax) = Rs 4900/-.......... too costly

    Common Area Maintenance, PSFt (excl Tax)
    Parking Maintenance (pm)
    Common Area Elec Charge (psf)
    Club (pm)
    Any other charges?

    These are very high charges unless some exceptional services are provided. It would be better for buyers to form RWA and appoint a service provider instead.

    What are the DG Charges/unit?

    The place is not livable currently.....not sure if anybody will want to rent it out especially when there are so many livable options in Gurgaon & Dwarka.....
