    Wanted to get opinion on how is Mahindra Aura II compared to other Dwarka side projects like Ramaprastha, Indiabulls, Spire, Tashee and Raheja.
    With expected launch price of 3000/sq ft, what are the long and short term prospects both as investment and end use?

    Gurugram: Mahindra Aura residents raise concerns over poor construction quality

    With around 800 units spread across 18 acres, the project was launched by Mahindra Group in 2010. Possession was offered from 2014, and around 90% of units are occupied at present.
    GURUGRAM: Hundreds of families residing in Sector 110A’s Mahindra Aura residential society have raised concerns about the poor quality of construction after seepage and cracks were noticed in the structure of several towers.

    Apart from these issues, residents said there is leakage in the basement, due to which water gets accumulated in the parking lot, further posing a serious threat to the safety of residents.

    With around 800 units spread across 18 acres, the project was launched by Mahindra Group in 2010. Possession was offered from 2014, and around 90% of units are occupied at present.

    The developer did not respond to queries sent by TOI.

    Residents said they have raised the issue with various agencies, including the department of town and country planning (DTCP), but have failed to get any relief. Bimla Tiwari, a resident, said the quality of construction is very poor. “Plaster falls down so frequently that standing or sitting on the balcony is extremely unsafe due to use of poor-quality construction materials,” she said.

    The resident added that the developer and RWA charge very high amounts for maintenance, but are not doing the required work. “We want justice through the government’s intervention,” she said.

    “Water has been leaking in the basement from the day of handover. We have complained to the builder and RWA on several occasions, but received no response and no appropriate action has been taken by the people concerned,” said another resident, Amar Meena.

    He also said residents feel very unsafe because of water leaking in the basement all these years.

    “Residents of almost all the towers in the society are facing seepage problems. This is a real threat to the residents, as buildings have become structurally weak. Even after around five years of handover, there is hardly any redress of the complaints raised by us,” added Suresh Rana, another resident.

    GURUGRAM: The residents of Mahindra Aura in Sector 110A on Friday said the district registrar has failed to conduct in the society.

    Though the district registrar had appointed an administrator three months ago, the election procedure hasn’t started yet. The RWA of the society had 11 core members and as per the district registrar, nine members resigned in September as a result of which he decided to conduct a fresh election within a span of three months.

    The residents have pointed out that the delay in conducting election is spreading negative ideas among 4,000 residents in the society.

    “The last RWA was dismantled and we are still waiting for a fresh election. The delay in conducting election is putting pressure on the finances as the society hasn’t witnessed any audit yet. The former RWA members are not cooperating with the administrator which is a reason for the delay,” said Ajit Gupta, a resident of Mahindra Aura.

    Another resident, Dheeraj Agarwal, said, “The confusion regarding the tenure of the RWA is also pending. As per the bylaws the tenure of RWA is one year while the former RWA tried to stay in power for three years. The RWA’s fresh election will also shed some light on the fact as well.”

    Meanwhile, the district registrar said that they have found discrepancies in the membership list which has delayed the process.

    “The independent administrator is in the process of conducting fresh election. We have found issues in the membership list and will conduct fresh election within a month. We have to also conduct the audit of RWA finances as well. In September, the residents had demanded to dissolve the RWA which they claimed was running illegally as its tenure got over last year. There are number of problems in the society which we are looking at before conducting any RWA election,” said Ishwar Singh Yadav, district registrar, Gurgaon.

    Residents want RWA dissolved, say tenure over

    GURUGRAM: Residents of Mahindra Aura, a society located in sector 110A, staged a protest on Sunday evening against the society’s RWA and its president. The residents have demanded a dissolution of the RWA, which they claimed has been running illegally as its tenure got over last year.

    “The district registrar or the RWA are not talking about the no-confidence motion passed in the general body meeting. The RWA is running even after its tenure got over. The district registrar provided them the space to approach the court to make it subjunctive,” said Ajit Gupta, a resident of Mahindra Aura.

    Another resident, Rajesh Chadhha, said, “We have rejected this RWA because of the frauds and financial irregularities. They should vacate the office. There is a tenure loophole, but that is just an eyewash to divert attention from the primary issue.”

    Meanwhile, residents of the society gathered in protest against an incident that happened around 10.40 pm on August 12, when Yashesh allegedly trespassed into the house of a resident Krishan Khurana with a stick and threatened to kill his family.

    Police had registered an FIR in this case on Friday. “I am a senior citizen and have a heart condition. I am highly disturbed by the August 12 incident and my entire family is going through a trauma,” said Khurana. Despite repeated attempts by TOI, the RWA president could not be contacted.

    Meanwhile, Ishwar Singh Yadav, district registrar, said, “A year ago a committee was constituted to conduct RWA elections, but that never took place as RWA members dragged the matter to court. We cannot take any action.”

    GURGAON: Over 400 homebuyers and residents of three different projects in the city staged protests against the developers and RWA on Sunday. The protesters had similar grievances — financial irregularities and delay in possession by the builder.

    On Sunday morning, hundreds of residents of Mahindra Aura in New Palam Vihar staged a protest at the society clubhouse against the “malpractices and financial irregularities” conducted by their RWA.

    Aura residents said they had brought a no-confidence motion and dissolved the current RWA by calling a special general body meeting on September 16 last year, but the RWA continues to hold financial powers.

    “The RWA office bearers have, in collusion with the district registrar office, carried out several illegal activities, including replacement of security agency at a higher cost, increasing maintenance charges and installing poorly-planned CCTV cameras at a cost five times greater than the market rate,” said Tej Malik, a protester.

    Mahindra Aura RWA president Yashish Yadav said the matter is in court. “A group of residents are harassing RWA office bearers,” he said.

    Meanwhile, around 200 buyers of Greenopolis housing project in Sector 89 protested at the New Delhi residences of the directors of developer Orris Infrastructure, Vijay Gupta and Nirmal Singh. The buyers alleged that the builder has stopped meeting them after taking their money despite the project being way past its 2016 deadline. An Orris representative said he couldn’t comment on the matter as the case is with Rera.

    Around 100 homebuyers of Shree Vardhman Flora also protested against the developer at the project site in Sector 90 against the delay in completion. “No work is going on at the site and completion doesn’t seem likely in the near future,” said Shambir Yadav, a buyer. Vardhman spokespersons didn’t revert to messages sent by TOI.

    To make things worse, there are no autorickshaws or shared autos available in the area making it impossible for the residents to commute. Only cabs ply in this area, but since the flyover construction began even they avoid taking this road. Around 500 families living in the society have to rely on their own vehicles.

    Yasheesh Yadav, a businessman living in the society has his office in New Palam Vihar, which is 2.5 km away from his residence. However, it takes him almost an hour to reach there. “If I walk to my office, I would reach in less time than when I drive. While driving, I have to cross Dwarka and Palam Vihar and then reach my office, which easily takes me more than an hour,” Yadav said.

    Besides, the residents also suffer from improper supply of water in their flats. Some claim they regularly need to pay from their pocket to get water tankers to store water in their tanks.

    When contacted, a spokesperson for Mahindra Lifespaces refused to comment on the condition of the road, but said, “Mahindra Lifespaces is one of the leading real estate development companies in India, with a focus on customer centric practices. Our team at Aura is engaging with residents of the project and providing them with assistance in water supply. The issue on limited supply of water is not specific to Aura; it pertains to several parts of Gurgaon and Dwarka expressway. We have arranged for water tankers to supply potable water, in compliance with occupation certificate conditions.”

    The residents also say there is no hospital in the vicinity. In case of an emergency, they face a lot of difficulty to reach the nearest hospital that is located in New Palam Vihar.

    Security is also a nagging issue here. “There is only one PCR van for the entire area. We want that there should be more patrolling in the evening as the stretch has no streetlights. Women feel scared to venture out after sunset,” said Suman Dahiya, a homemaker and an RWA member.
