      The market is currently stagnant for the past 1 month. Over the next 3-4 months it looks it will fall, the extent may be from 10-15%. It was expected to happen now but looks like manipulators are holding it for now. But not for long. Plot rates too would come down. At the current rates there are hardly any buyers now. It has become a buyers market.

      In most HUDA sectors, prices have risen 40% over the last 6 months & market is unable to digest this increase.

      Imagine undeveloped sectors from 81-84 now seeling at 3250. It would take atleast 5 yrs for these to develop. Even now people who bought in these sectors at 2400 rates are unable to sell even at a premium of 200. Vatika India plot rates have increased to 28000-30000, just below 35000 for which you would have got a HUDA sector plot few months back.

      The market seems to be feeling the heat now. Once the CW game are over, expect the market to correct. So it looks that we would get better buying oppurtunites in next 4 months.

      Plus the rains has exposed Gurgaon infrastructure. So stay put. There are better days ahead.

        I hope it is like that as you said..from my past experience in GGN market it is speculators market and of People with lot of black money...Vatika Next project is going to take almost 10 years from now to be fully developed and that kind of price is insane for such under developed project.......

          ABW plots are discretely available at 23000 + EDC (336). I have been told that these plots dipped down to 16000 about 6 months back and now recovered back. Going forward, the prices of plots will jump up by 2000 - 4000 points within this year.

            ABW has been unsuccessfully trying to sell these plots for the last more than 4 years at varied rates. A huge percentage of plots still remain unsold.

                Malibu Towne, on Sohna Road, was promised as a perfect planned housing colony. But after 15 years, the inhab- itants of this 200 acres plus township are unhappy and are accusing the promoters of the complex of selling them a bad dream.
                The housing accommoda- tions of Malibu Towne are divid- ed into condominiums, inde- pendent floors and plotted hous- es with an approximate 4,000 people.
                Over the years, a majority of the residents are not paying any maintenance charges to the promoters (Malibu Estate Private Limited). Now both the parties are fighting a case in the court.
                "Even the basics amenities such as water connection, an outlet for sewage lines and prop- er security have been denied to us. When we approach the promoters, it is like hitting a brick wall. With no hope in sight, we were forced to fight a legal battle. But even that is proving to be a long drawn affair," says Rajesh Shukla, a resident.
                "The promoters collected money to set up a 4,000 KVA power back up but instead pro- vided just 1,750 KVA. As a reac- tion, a majority of the residents have stopped paying mainte- nance charges. Now we have to fight a daily battle to get things done here. There is no peace for us, even at this old age," says Capt. Ashok Bakshi, the first president of the Condominiums RWA.

Sewage or water conn- ection is a problem that needs to be addressed by the Haryana Government. We cannot do any- thing. But we are providing them water through boring. As for the boundary wall, it was never promised. Our club is almost complete and we have not charged the residents a single penny for its construction.                       Preferential location will be DLF Phase 4 , 2 , 1 or anything closer to MG Road.

                      Budget will be up to 2 Cr

                      Ready to move in or New project - Doesn't matter want a freehold land or plot within gated community & best of amenities with very good security.
