    My broker told me that the builder has limited inventory (less than 10 flats) and the same are being offered on a bsp of 9150 (approx)

    he also mentioned that the last resale that happended was 7800(bsp) for a middle floor flat in tower C

    Any info from conscient on the likely date of possession? I heard they are now diverting resources to a commerical development right next to H1 and might go slow once the structure is complete

    They are not gonna wait for the structure to complete, the finishing work for lower floors is already going on and the brick work is almost catching up with the roof slabs. The expected delivery should be around May/June next year.

    Btw, the commercial you are talking about just says coming soon, so that means the construction wont start for another year(getting a License/EC) and by then H1 would be complete.

    Do you think the construction activity next to the H1 site will affect the liveability in the project when possession is given.

    Also, any clue on what kind of development is coming on the other side and opposite side. all i saw was the dhoot project 'time residency' on the opposite side

    Looking at buying into h1 so very interested in getting to know the neighbourhood

  • Where is this Construction activity you are ref to happening? Is it on the triangular plot to the right of Heritage when ur facing it? I saw the picture showing a commerical by Conscient posted by KC, but not sure of the location...

    Also, what is the development that will take on the left side when facing H1? Is is all plots of bhrama city?

    I could not see much development on the opposite side on H1? There is just one project "time residency" by dhoot.

  • In front of H1 will be Baani project (retail + office space + studios/serviced) and Dhoot Time Residency (Apartments), Paras (Commercial Office Space + Retail) and Brahma City.

    If you face H1 - to your left on the same line would be AIPL Business Club in around 4.5 acres (commercial office space + retail), Imperia Byron (behind AIPL and not on main road Commercial Office Space + Retails) , Brahma City Club and residential of Brahma.

    When i visted the H1 site yesterday, did not see any real development except on the dhoot project. That is why was wondering on the liveability of the project once H1 delivers possession next year (mid of 2014 is what i have heard)

    I am an end user and evaluating buying a unit in h1 since otherwise am very impressed with the construction work so far and its pace. Met people at the builders's office as well (Global buiness park) and they seems quite serious on making a mark with this flagship project

  • Across the crossing, the 2 corners are commercial- one licensed by DLF as an IT park and the other retail by Bramha which was recently launched.

    IREO also has some land licenses in sector 62 behind Heritage One.. Not sure of the land use though

  • The prices have run up a little in last 6 months as the construction has pickup up after being slow for over a year... they are now adding a floor every 40-60 days. If you are looking to buy in GCX, this is one of the last fairly priced options. I am sure you have done your own analysis of specs and layouts, but I found it far better than (more expensive) options like Emaar and Pioneer

    If you are looking for self use, this seems like a great buy. Let us know how your search proceeds ....

    Wanted to correct ur statement, they are adding a floor every 20 days flat. In other words 3 floors in sixty days, so that means an installment every 60 days. The next would be due for tower B & C on 05 April and the letters would be sent out by 19/20 March.

  • Thanks for pointing out Manoj... I meant to say that only- demands come after every 60 days... And each demand is after 3 floors...60 days for 1 floor will be dead-slow

    I belv the next demand will be for the 15th floor- so only 6 floors to go after that !! Hope they keep up this pace.. :):)
