Conscient Heritage One Gurgaon Project

  • my personal view is that you should easily be able to fetch 8.5 k by end of the year....but then you need to factor the interest cost of holding onto, as well as paying regular demand to avoid penal interest!

  • I did speak to them. They seem to sticking to their December 2013 deadline. If not december this year, then around same time next year we should be able to get possession.

  • Sewer work was done long back, maybe more than 1 year for Heritage One area. The sewer work you are talking about is probably for the Pioneer road.

    I havent seen the gas pipeline symbol and am not sure whether piped gas would be provided. Is it mentioned in the specs?

  • Hang on for a while longer. This is the most undervalued project in the vicinity right now. You might be in for a surprise next year, the Conscient team and lot of other people are saying that the price of H1 would be 12k at possession. Even if it is not 12, even 11k would be good enough. 11k seems reasonable as Presidia with similar specs is already around 10.5 to 11k types.

    Btw, the structure would be complete before monsoon and they have started working on the landscaping as well which adds to the value. The landscaping should definitely help in giving it a better look.

    8.5 k by end of this year seems like a conservative estimate to me. We might see some surprises here soon :).

    Dont think they had any 2BHK's planned. They most probably have a commercial license and so cannot launch residential units. Studios/1BHK are considered serviced apartments and come under commercial. That is my understanding, I could be wrong though.

    few months back banni camed in think on gcx around 10000
    anyone able to exit in that

  • As per my knowledge it is really difficult to liquidate such studio app on GCX as have heard dealers quoting units in no rpofit no loss that too after so much of time after launch.

    It depends on the location actually. If the location is good, there is no reason why they wont be able exit. The reason for GCX studios failing was that they were overpriced. If we talk about Bani, It was overpriced, secondly I am not even sure whether Bani location had access roads existing when it was launched.

    For Conscient, lets try to analyze, if the location has dual access as claimed by the sales team, then 6900 the cost of flat 750 size turns out to be 54 lakhs BSP. Now do u think a flat of 54 lakhs in a good location inside a commercial complex, surrounded by premium residential projects ( lot of projects in sector 109) would be difficult to sell? I feel a lot of bachelors/single professionals would in interested in buying that.

    That is just my understanding, though I am not investing in this project as I dont have liquidity at this point of time but I do feel it is one of the best investment options available at present.

    If Vatika Vista floors of 800 sq feet can sell for 55 lakhs in New Gurgaon, I am sure Conscient 1BHK at 55 lakhs in Sector 109 is a steal :)

    Depends on the commercials around that 109 area and how successful they are to attract "real companies" .... Many people will be keen to rent these 1 BHKs for walking to work. That's how the ews and LIG plot owners behind the Cybercity are minting money ....

    But it's a BIG IF !!

    We know that there are heaps of commercials along Sohna road are available with either no tenants or under-rented with few takers

    i think you no longer want to sell... as Manoj pointed out already, there is a lot of value unlocking left in this project - if you compare it to either Presidia at 10k or even to Pioneer Park with much lower specs at 8.5k... The prices ran up pretty fast from Last year May to December and are now consolidating before the next run. More likely once the superstructure is completed by July-August this year and internal work starts. So if you can wait for a few months it can yield better.

    I spoke to contact at Conscient for a friend who was wanted to buy. Acc to him the last deal for a park facing unit (2/3) was for 77-7800 range in march.

  • This is an excellent property for end use, and have lot of potential as investment as well. Being cheapest in the area would attract lot of end users at the time of possesion which would bring only joys to investors (as it has done in last few quarters).

  • Hi, I am also buying 1890 sq ft in this project for end use, unit no 2-3 are available at higher rate so finally decided to buy unit no 1 or 2 which is available at much lesser rate....one broker offered me 7700 for same...experts pls give your input is it a good deal....also is it a good project for end use planning to shift after 2 years....
