    Similar to Heritage max 102 project?

  • The payment plan does not mention brick work anywhere, it just mentions the completion of roof slabs. The brick work and finishing is going on simultaneously though.

    Manoj-bhai: the EDC demand has remained at the same rates even in this latest demand letter... :(

    Need to keep the pressure on them to heed to our mails and requests ....

    Yaar pehle laon karwa loon. We are still running after them for the loan.

    Since the demand has been raised getting the loan sanctioned is more of a priority right now. Actually I need an NOC from them for the loan, so dont want to push too on the EDC part. As soon as the loan is disbursed I will shoot another email to that lady.

    Lets try to create a owners group or something, god knows where are the rest of the owners of this project. I did meet one the last time I went to pay the demand and I did motivate him to send an email as well :).

  • Can someone please advise on current price of this project? I checked few portals where rates are quoted between 7500-8100. I am considering 1890sqft option.

  • I think if you can get a park facing unit for about 7800 that should be a good price.

    Btw you can check with Conscient CRM regarding the price for last transfer executed by them and add about 150 psf per month to that amount.

  • The CRM team ladies can give confusing feedback, since they may not know of the colored money involement (unless you speak to someone senior enough)

    The present rates are inching to 8k+ for plc units / lower floors. The rate was 7500 in Feb so 150pm (as suggested by Manoj) is correct. It is a good sign as well that end users are taking up this project even in this market were otherwise things are slightly 'seemingly' depressed.

    In my view, The increase in rates seems justified:o given the pace of construction! (p.s. I am invested in the project as an end user so my views can be biased to an extent)

  • Specialist you are right. This project is still very underrated for it's price, location and value.
    The market is presently selling at 7900 plus for a unit 2/3 and a mid size floor. When you look at the specifications of this project they are better than many others that are selling for a much higher price. Today, Ireo Uptown has 6 apartments per floor whereas this has 4. This gives it a 270 degree view. For a property that is in sector 66, uptown is trading at 8500 or so. Any purchase at heritage one will be a great buy at this time.

    More over, the openness around Heritage One is what I say similar to what a DLF Hamilton has as it is surrounded by plots, whereas the sector 66 and sector 67 resemble the DLF carlton, wellington, trinity etc. neighborhood where buildings are in a cluster. At times even easily overlooking each others kitchens and balconies.

    Brahma miracle mile is equivalent to DLF galleria and the Sriram public school has its version of heritage school here. More or less Sector 62 will be close in feel and type to DLF4 BUT much better planned than DLF4 whereas all other sectors barring past Sector 65 are very congested. The closer we are to Ireo city, the more spacious and green it will be.

    I took a dive into researching the area and planning of this part of gurgaon and sector 59 - sector 65 is where one wants to be at. Past that is a big hodge podge. So if those can trade at 8500 - 9500, Heritage one at even 8000 is a steal. This should touch 10000 by next year when it's near completion.

    Btwn everyone will be surprised to know that there were few fresh bookings in December directly from the builder under a time linked plan.

    On paper price was 5300 (not sure if any cash component was paid to builder over and above 5300)

    Yes this is true few units in tower B unit no 1 and 4 were booked were booked in dec and jan direct from the builder for 5300 in time linked payment plan....not aware of the cash involved in these unit, I also come across one of such unit in resale when I was buying for myself. But yes units booked are very few...
