    I am looking at options in GCX area and evaluating H1, need it primarily from end use prespective...how are the specs with respect to other projects and what is the future of development in the area? Is it going to be liveable by the time of possession? And the likely date of possession.

  • hi! i was at conscient office today to pay demand for 21st floor (tower b)

    Informal discussions with CRM reveal a target possession by June 2014. (the builder buyer agreement for inital allotment was in aug 11)

    In my personal view, this should be more or less possible, but considering that Tower A has about 10 floors to add, delivery may in a worst case sceanrio get extend to Dec 2014. This seems fine since the overall liveability of the locality will also improve by then given that some of the other projects in GCx are getting delivered in by Dec 13 or Q1FY14.

    There is lot of activity at the site, that I have seen personally. Conscient is serious to make a mark with this project, something that will help them make tons of money using H1 as a flagship project to market future projects.

    Unfortunately, they are still silent on the EDC issue. This is perhaps the only thing that is presently itchy in this otherwise resonably priced and good location project (just to clarify, this is a upside for owners since it will reduce overall cost). Hope this gets sorted out soon or get adjusted in the future demands (the next one for Tower B is just a month away - for top floor!!!):D

  • I think we should receive the letter around end of June/ 1st Week of July. I havent been to the site recently though( I mean not in the last one week). I stay pretty close and enjoy driving on that stretch so visit pretty often.

    Lets put it this way, 2 floors to go, 15 days per floor, 30th june. 20 days per floor, 10th July :)

    Will update you next time I visit the site.

    Btw, this should be last one for this year as the next one would be due on receipt of OC :).

    Hi Manoj, You look quite familiar to this area...could you solve my query which project is coming in the adjacent vacant plot to this project and also in the surrounding area....

  • Most of the land around the vicinity is owned by Brahma. Apart from that there is a Conscient Commercial on the cards. I think there was one more project AIPL , dont remember for sure. Will double check next time I go. You need to be more specific which land you are talking about?

    Thanks for the useful updates...

    any idea on when exactly will the bhrama plots get earmarked and developed? Until then, the place looks kinda shabby, although it is still more liveable them most other projects on GCx

    The work is happening a good pace though... So that's good, but the demands are coming a wee bit too quickly for my liking :P

    If you are facing the project on your front and the time project on your back then you will see the following projects near vacant land . On the right hand side will be a conscient commercial project , which is neither launched and hence no activity except a board.

    On your left hand side of the project will be aipil commercial project and brahma lands.

    Brahma projects is as mysterious like the creator of the universe and any development work is as rare as the temples dedicated to Brahma :).
    No one knows who are behind them and their famous brahma city project has been disastrous for all its initial prelaunch investors , years ago due to dispute between some of its partners. God knows when Brahma will wake up and start anything .

    Behind you will be time residency project and a paras commercial project. Not much on paras commercial , as even EC has not been cleared and hence no construction. Time is the only one which sees some construction.

    Behind you and to your left will be the Baan commercial project and we can see some excavation work that was done about 4 months back, since then not much development . But the project is pre launched I guess.

    So the advantage is one will be in majestic isolation for some time and can have brilliant all round views as it is very unlikely that nearby projects will see light of day except time residency, when possession is given.

    Behind and much to the right will be still more Brahma city lands, which for the last several year they keep on digging up the site every 6 months and nothing much to show at all . and further to the right after a long time you can see the Skyon project which have started to rise above the ground , after a bruising battle with their EC application.

    Though the pioneer park project way behind and the Pioneer commercial should be in advance stage of construction or near possession.

    The best part is since sewage pipeline has been laid / and is being laid , the same will be functional and the related work be over.

    Just behind the project towards right is the Heritage school, one of the better ones in Gurgaon and started by the same group, which has been functional for quite some time.

    So overall , once the things develop there are lot of projects to look forward to .

  • Well I dont really have a lot of confidence in Brahma so I cannot say by when the plots would be offered for posession. The better bet was the Ireo Plots but with the EC for Ireo Plots getting declined thats not gonna happen anytime soon either. Btw I am not aware of the EC status for Brahma plots, you can double check on the websites. Even if it did had an EC and lets assume plots were offered for possession, it wont make much of a difference because plots in gurgaon are mostly owned by investors with lot of colored money. The plot owners probably wont construct for years to come.

    The best would be if the disputed land/forest land (whatever it is) in the middle of this road is resolved. Once that is done and Bestech PVSN/Uptown/
    Essencia/BPTP Prime residents would start using this road as this approach is far better than the Sector 67 approach from the Golf Course Extn Road.

  • KC- Any idea of progress for the water and Piped gas supply lines in GCX sectors ?

    And also, the water plumbing was to support dual taps - for drinking and non-potable water supply... Is that happening?
