    No the site shown is for a separate /new primary school by Heritage. The existing Heritage School is further away as shown in the map posted by Rahul

    PS: most kids in gurgaon schools are housed in sealed Aircon classrooms... So, you can be assured about the minimal noise except during the annual Fetes :D

    hi..

    i was at the site today on a nice, breezy and rainy day. Inspite the rain, there is good amount of activity that seems to be on with loads of bricks been uploaded and workers busy on different floors of various towers.

    Tower B is almost ready for laying of top floor roof slab, it should happen in then next week or in 10 days max. The brick work is also progresed well for all Towers.

    Just noticed one peculiar thing today. The concerte column width of Tower A (both at roofs and pillars) seemed much wider (about 1 feet) as compared to Tower B and Tower C where the coulmns seem thinner. I am not a technical expert on construction parameters, so would like to understand how and way this difference?

  • I did speak to the Project head regarding the difference between the columns of Tower A and the other towers and the reply he gave was that the area of Tower A is more so it has to support more weight and secondly it has couple of stories more than other i.e. 25.


    The reply seemed logical I guess though a civil engineer would be in a better position to comment. I went to the site yesterday and the external plaster for Tower A has also started.

  • Just saw the brochure for Brahma city and location shows it is right opposite Heritage One. The brochure does look nice, not very sure the credentials of the company though. Btw would try to locate this plot next time, as per the map it seems like they are showing Brahma City where we have Paras Commercial and Dhoot Time Residency, not sure how this is possible though. Here's the link to the map.

    Typical of "bigger than their boot" developers, they are claiming most of the sectors 61-65 in their location maps ... If you go by the map on their website, Time Residency, Dhoot, Baani, AIPL commercial and Heritage One are all part of their creation...!

    Just like Brahma created the universe :)

    People who bought in last 3-4 months have shared quotes between 7500-8000 psf.
    But the supply side in Heritage is slower, than other projects in GCX as many of the unit holders now, are either end users or the long term investors.

  • Since supply is getting limited in H1, this would be the factor further to boost resale prices. This is a part of UC projects lifecycle and most of the projects see the same situation but H1 is seeing it bit early.

  • I was getting a unit for 63-6500 in Aug last year in top floors, I didn't had liquidity that time and missed the bus. I am sure liquidating that in todays time would not be much difficult. Lot of bucks had been made by this project in quick succession.

    Bhai- You know how I watched this project go up rapidly by almost 2000 psf within just 6-7 months last year before I finally made up my mind and took the plunge :(

    So logically I am still in the red :P

  • Units are available at 7500-7800 in the market for 1890 size. The broker was just checking out the price at which you will be ready to sell your appt. So, just don't go by what they tell you on the phone.

    You will get to know the real price when you are ready to sell the appt. and go to a broker to sell it.

  • Well thanks for the inputs but I have an office in Sushant Arcade which houses hundreds of brokers so I am well aware of the market and I personally know a lot of them. I have Unit No 2 and the availability of park facing units is very less.

    It was a confirmed offer, btw if you are getting park facing unit for 7800, I would suggest you should be buy it, u will end up making a few lakhs without even getting the unit transferred.

    I suppose a few of you has also been chasing Conscient on the issue of EDC reduction/adjustments.

    I wrote to them about 4 months back- no response - and since them have also paid up 2 demands, with another one looming next month at the old rates. The extra amount per my calculation is about 2 lacs, which means we have been over paying Conscient in each demand.

    Has anyone received any response the topic (other than that their legal is looking into it)?

    I shot another email to the lady last week. No response as yet. I mentioned I am going to file an RTI with DTCP verifying the EDC amount deposited by Conscient. I am little tied up right now but I am going to look into the RTI part soon.
