Conscient Heritage One Gurgaon Project

  • Seriously, Paseena nikal gaya!! I got mine too. I hope they complete the 4 bedroom ones too else the project will just take longer to finish.

    As an end user with a bank loan tied up to fund the fast paced demands, happy with the pace of construction :)

    Hope we get delivery in 2014! And hope Tower A, club house and also importantly surrounding plots gets developed in tandem...:)

  • External Plaster for for Tower A has already started and because the structure for other towers has been completed, they can focus on Tower A and it should be completed soon I guess.

    There is a note on how to deduct TDS with the demand. Sounded too complicated to me... Did anyone speak to the bank?

    For the loan cases, whose responsibility is it to deduct TDS and deposit it (and all the paperwork)... mine or HDFC's??

  • Ideally it should be the bank who should deduct the TDS as they are the one who is making the payment.

    I have taken from SBI, will udpate u once I make the payment but it would be better if u check with HDFC.

    I wanted to meet their management regarding the EDC/IDC but I am a very tied up right now. Has anyone got any revert from them regarding the same as they have not made any adjustment in this demand?

    HDFC will not do , atleast for indian resident citizens.

  • Got a circular from CRM explaining the TDS process.

    Spoke to HDFC. They will not deduct the 1% tax, but will pay 99% of the amount if specifically requested to do so.

    In case banker pays 100%, the unit owner still needs to deposit 1% and provide a certificate to conscient. Then conscient will adjust the additional amount paid against the next demand.

    Its good that HDFC can actually reduce the payout by 1% and we can pay that separately and provide the TDS form-16A. I prefer this rather than having to pay extra to the builder and then wait for them to adjust/refund later.

    Its hard to make them pay back based on our experience of getting the EDC adjusted. Specially, the last line in the document is open ended...

    The credit towards the excess amount of 1% already paid as instalment shall be given/ adjusted with the next payment; only after company receives proof of the same.

  • That is true but the other question is are we supposed to deduct 1% on the EDC amount as well?

    Btw dont worry about the EDC issue. We will get it done. It is just that I have been working on something for the last 6 months and it is in the final stages so I am not getting time to pursue the matter. We will have a lot of time to pursue this as the next demand would be raised next year.

    I Know the President of the Bar Association and some Officials in DTCP as well. Being in the security business helps I guess :). We will do whatever it takes to get it done.

    Lets wait for some time if no one else is willing to take a lead on this, I will take care of it.

    Btw, I would appreciate if someone can file an RTI with DTCP during this period asking what was the EDC amount due against the Heritage One License and how much of that has been deposited.This will help in case we need to approach the consumer forum.

    I am now an IBM instructor and IBM has sent me a lot Training Material to finish before they can start giving me Training Programs so I am trying to finish those books ASAP and they are thousands of pages :).

    Btw, I got the Power Grid Contract I was talking about and we have deployed our security at the various Power Grid locations including their Township :)
