Conscient Heritage One Gurgaon Project

    Has anyone been to the site recently and also looked at the nearby sites / locality.

    I know tower B and Tower C structure is done, but havent got a chance to know about the progress of tower A and how that impacts overall project completion?

  • I have to invest in a flat right now for end use in 2-3 years. I had almost finalized uptown a few months ago but now I am leaning towards Heritage one or Pioneer park . Out of the three, at the moment Heritage one seems the best to me because it is better than uptown because of location and pioneer park seems overpriced at around 9200 for the specs is is offering, also heritage one seems less crowded and more open than pioneer park. Please given some points on a 3 ways comparison between uptown, heritage one and Pioneer park. I am looking at a size of around 1890 sqft.

  • The structure for Tower A should be complete in about 3 months or so. Dont think that would have much of an impact on delivery cause the finishing work is going on simultaneously.

  • It has 25 floors, spoke to the site guys and they said it should done in about 3 months or so.

    I followed up on the EDC matter, but this time around haven't got any indicators that Conscient is taking it seriously. Guess we all need to build some pressure to get them to agree.

    Otherwise, why has this group gone 'dry'. I am sure this is not the RE market impact, since most active members here are end users (including myself). We are not too interested in movement in prices as such (its just a feel good factor once we've committed our fortunes to this project).

    However, would love to hear from you guys on any updates regarding quality, work status, nearyby area developments on GCX and overall activity for the project.

    As always, look forward to some regular updates from my prospective neighbours :)

    Why did you feel the change from their earlier stance?

    Have they denied they owe a refund, or are non-committal, or asking for more time to investigate (which is what they told me earlier)

  • I am looking to buy a 1890 sqft unit in tower B which is fountain court facing, I have been quoted a BSP rate of Rs. 8300/= . What do you people think , is it a fair rate or in today's dull market it could be lower?

  • I might be biased since i have invested (albeit as an end-user) in H1 , but in my view the price being offered to you is in line with the going rate.

    And again in my personal view, the rates for H1 will firm up more by Diwali (even though the larger view is that the overall larger real estate markets remain depressed). The reason is that there is very limited supply for this project, it is progressing at a brisk pace towards completion, and the overall location is coming up quite well which makes it ideal for end-use.

    If you like a property which is nearing end use, dont wait and haggle for plus or minus 100-150 bucks, and this is true whether u buy h1 or any other property. The property will always seem expensive and give you cold feet till u put money on the table, but u will feel nice & relaxed once u made this important decision in life on getting a home u like!

  • Thats good news!!! Just 7 floors to go for Tower A and then the structure work is done. And with Tower B and C complete, conscient should be able to do the construction work quite quickly

    Ppl at the site told me that we will be allowed to visit / inspect the units once Tower A structure is finished.
