  • The current price should be about 8000 to 8200 types. The tentatvie possession date should be around next Diwali as per Conscient CRM.

Also, what is a good current price for 3BHK? And what is the tentative possession timeline?

I was told the school is part of the same complex (licensed and naqsha-pass at same time with the rest of the condo). Its supposed to be a prep (Nursery and Kiddies) school and run/managed by Heritage. The current Heritage school is further down in the same sector.

School in the same complex, will be a great convenience to the young families (As long as they manage the traffic in a decent way)!

  • Is it, I didnt hear anything about Heritage school setting up a new building away from the school. Usually they are very proactive to share all such news with parents (my daughter studies in Heritage school).

We were only sent a note saying that school is expanding and constructing a new building but within the same complex. Ive seen the construction during my visits to school and its in same school complex.

  • schools upon expansion tend to shift the nursery blocks in different buildings..in delhi it has been observed in many schools .. nursery to 1st classes are run from stand alone buildings..this may or may not be the case..

school in heritage one could well be a playschool..only builder can confirm..

  • True, only the builder or the school can confirm. Though the school did say that the new building within the same complex is being created for their Junior Program.
It may be better that there is no public school within a residential complex. Nirvana residents have been protesting about schools within their complex and DLF Exclusive floors (Ph V) have recently protested about the same too.

Anyway Heritage school is just 5 mins away from H1 and H1 kids will get a red carpet welcome as the school recently changed their admission criteria to include 45% weightage to neighbourhood and who can be more neighbourly than their own H1 :)

what is the neighbourhood criterion , will GA or Uptown also fall in neighbourhood definition .

Good to see so many schools in vicinity , as I have posted in the GCx thread.

  • Yes, Im sure whole of GCX will benefit from this neighbourhood criteria (45% weightage). Usually highest marks are given to within 5 km radius hence even though they may probably award 45/45 to their own H1 but will surely give high marks to other neighbouring complexes also. They are on an expansion spree and adding more classes.

I find the school very good (has consistently been rated as 2nd best in Gurgaon and a survey recently rated it as the best too) and it should be a natural choice for nearby residential complexes.

  • If you look at the project layout in the brochure, they have a clearly marked area (numbered 6) which says "School Site". The size of this school site is quite big, infact much bigger than the football field (marked 4) so it will be large sized school that will come up there.
The good news is that the school site has an access from the other road b/h the EWS side and hopefully the main entrance of H1 will not be used for the school. This will keep the school operations isolated and should not interfere with the resident blocks. It is still worthwhile to check with Conscient.
Also any estimates of the upside to the current prices of appx 8200psf that one can expect till possesion?

  • From what I know, the school is a pre-primary school. I know this from the projects team when I bought. Folks on the "sar-zameen" can add updated info.

Now, it could well be a feeder school to the main Heritage school, or an independent school by itself. For sure, the access is from the existing revenue-road which exists behind the project and is meant to be used by the EWS and school amongst other users. The school traffic should not effect the main entrance which is on the Sector 62/63 sector road.

So far, this is one revenue-rasta which DOES NOT cut thru the project :D

  • That sounds good then :)
The school must be on a major expansion drive if expanding the current school as well as planning a pre-primary one. Thats good for surrounding areas too..

  • You should check with the builder on entry/exit.

My friend stays in Regency Park and it gets really messy in the morning/afternoon because of Shri Ram School.

I was under the impression that the main entrance is in close to sector 62/63 road but not on the road itself...?
