  • The rates are in the range of 8100 to 8400 (bsp)....the range depends on the unit (no 1 and no 3 are comanding higher price in Tower B and C)

    also, you can find the brokers on any of the property sites but once you do it will turn out that the units on sale are quite limited in the 3bhk category (this is based on my personal experience)

    1890

    Back Facing ( Unit No 1 and 4)
    7800-8000

    Park Facing
    8000-8400 ( Very less inventory available in the market for park facing.)

  • i have back facing unit(1890) in tower b and c. i want to sell the tower B, unit 1. as Manoj pointed out, i am getting offers upto Rs.8000 for back facing unit and brokers are offering more for park facing. dont know why the front facing has more premium.

  • should i hold on to the unit or sell it, what should be the upside at the time of delivery. at the time of delivery the apartments should be 10k or more ? as delivery is only 1 year away.

    any thoughts

  • Every project behaves differently in this aspect. For eg high PLC units in some projects are sold at a discount like DLF Primus for eg. In H1 the park facing units are sold at a premium of 200-400 bucks. The availability of Park facing units very limited as most investors have already made an exit. There are only 2 park facing units in the market at present.

    With 85-90 percent of payment gone to the builder, Most people buying at this stage would be end users. So, expect the next price jump a year from now as the project takes final shape and nears possession. It will depend also on how neat and finesse the final product looks as its delivered. So far their are no reasons to suspect that it would be lacking those.

    As for premium difference: Normally, an end user's considerations wrt floor, facing etc will be more specific as compared to the investors. Hence the higher premium for units facing the central greens.

    This has always been the case in any project so should not be any different here.

  • Well lets try to analyze the past behavior (though past behavior does not always give correct forecast for future but the assumptions seem reasonable in this case.)

    H1 Price in 2010 same time was around 5k .

    If we consider the current market price at 8k, this gives an average return of about 1000 psf per year.

    So I feel same next year, the prices should be around 9000-9400 types. If conscient does a good job with landscaping, another 200-300 could be expected on top of that, taking it closer to 10000 types.

    If we consider another perspective decent properties on Sohna Road are priced around 10k types. So similar pricing for H1 should be on the cards unless Conscient makes some goof ups.


    So its ur call whether u are happy getting say 1200 * 1890 bucks on a 1.5 Cr approx investment or would u like to invest somewhere else. If I was in ur place I would sell it and buy land in some tier II cities.

  • I was the site this afternoon for a rushed visit. The work pace (both men and material) seemed to be high- not sure how its been thru last few months.

    Though I was not able to venture in, as They were not allowing anyone, the superstructures seemed almost all done for the 3 towers with tower A nearing rooftop.

    As for winter sun, the inside balconies (C3 and B2) were not very bright due to the shadow of adjoining tower, upto 12 th floor. But above that there was sun in both balconies.

    Tower is C- whose ht is least as compared to other two seemed most advanced with a coat of primer paint also applied on the outside. Though I wasn't sure if that means that the finishing works have started too.

Had responded to ads on 99acres and for this project but many of those ads turned out to be fake and most of the brokers who responded seemed to be unreliable , they weren't even willing to disclose the unit no. they were quoting for and if they did they would often change it. Finally contacted a broker with whom We had dealt in the past and he put me in touch with a genuine seller. The deal was at Rs. 8150/= psf for a park facing unit # 2 on middle floor. Purpose is investment cum end use maybe 3-4 years down the line.
