    Any idea what the current rates for H1 are? Also, views welcome on whether this is a good buy (looking for sth 1-1.5 yrs away from possession with no infra issues). Thanks in advance folks!

      Rates are around 8000 levels (give or take 100/200 here or there depending on location of flat).
      In my view its one of the best buys in GCX currently.

        Thanks Ms Saxena. Finally read through the entire thread, very useful indeed. Was quite interesting to track rates trajectory over the lifecycle. Again similar to other projects, this seems to have taken a slight hit in the last 4-6 months. If the 8300 rates someone quoted in April/May is to be believed, seems to be 5 odd % down. Have been quoted 7700 for tower A, need to look for sth in B/C.

          Rates differ by 200-300 for park facing and non-park facing units. Have heard of some quotes around 7800-7900 types for 1890 sq feet, though not verified at that point of time so not sure what kind of units they were talking about.

          Avoid buying 1,2nd,13th floor and top floor units.

              Hi!

              Any reason for avoiding the lower floors? I thought there was always a preference for ground, 1st and 2nd where the landscape is nice and garends closely and their rates where higher than middle floors (where rates are in the middle between lower floor (highest) and top floor (lowest)

              btw, I know of a Tower C non PLC unit (No 4) at a higher floor available at a BSP of 7900. PM me in case anyone needs details of the broker

                Yes, this was available at quite low rates till one year back and then suddenly surged to catch up with other similar projects. Though I believe that the rates have now plateaued here too till the next wave comes so it may be a good time to pick up an unit for end use.

                Tower A may be bit cheaper as its the larger 4BHK, but still 7700 surely seems like a good price. The rates I got quoted for B & C ranged from 7900 to 8200 about 2 months back so not sure if theres been a dip after it. Anyway my view is that a Rs 100/200 more doesnt really matter in the long run if you find an unit of your choice for enduse.

                  Last year around Nov-December the rates in 4 bhk (tower a) were about 68-6900

                  3BHzk units in tower B and C (size 1890) were quoted at around 75-7600 for garden facing (unit 2 and 3 in tower b and c). But these PLC units seemed yo be having higher demand. More so as it's a smaller project than others on GCX and has good specs and great location.

                  Units facing the back side (unit 1 and 4) were available for about 300-400 psf lesser and had wider availability too.

                  At that time there it was approx 500-700 cheaper than IVV, and 2000 cheaper than Skyon, but from the recent posts, it seems to have bridged the gap somewhat since.
