I am planning to purchase an 2480 sq ft apartment with terrace on second floor in Unitech south close. I am getting an offer with Rs 4500 per sq ft rate. How is this offer rate and property for self living as well as long term investment?

The flat is under construction. It supposed to be completed by Jan-2011.

  • My advice is to stay away from Unitech. I know a few people who have been cheated by Unitech. Just google "Unitech complaints" and u'll know the plight of its customers.

    In a major blow to a prominent builder, a city court in Gurgaon has stayed the construction of Economical Weaker Section (EWS) flats on the premises of The Close South, Nirvana Country, in Gurgaon, over the allegations that the location of the flats had been changed without seeking the permission of the Department of Town and Country Planning (DTCP). TOI has a certified copy of the civil judge's order.

    The Association of Apartment Owners (AAO), The Close South, had moved a petition seeking a stay on construction of the EWS flats and alleged that the builder had fiddled with the original layout plans and changed the sites of the EWS flats in the complex of The Close South, Nirvana Country in Sector 49, 50 and 57 in South City II.

    The civil judge, Jasbir, heard the petition and restrained the builder from undertaking any construction of EWS flats at the location. The court had also restrained the builder from undertaking any new construction at the site.

    The apartment owners had objected to the change of location of the EWS flats in the project and had informed the builder about the layout deviations. In the hearing the AAO had also submitted that the construction of the EWS in the changed location was being done without the knowledge of the flat owners.

    As per the original plan, the EWS flats were to be built in a corner but the sites had been shifted to the opposite towers, 4 and 5, for which construction had been in full swing, alleged the residents. The original project had luxury flats in 18 towers and at present 15 of them are complete with over 90% occupancy.

    During the hearing, the lawyers of the builder had submitted that the location of the EWS accommodation has been shifted keeping in view the benefits of the residents. The builder's lawyer also argued that in big housing projects small deviations do take place in the process of construction and the shifting of the location of EWS flats is within the compoundable norms as per the guidelines.

    After the arguments from both sides, the court, in the order, stated the construction at the site has just started and it cannot be decided at this stage whether the current changes fall within the compoundable norms or not.

    "Keeping in view that the building plan for shifted location has not been sanctioned and the construction for the same has started, the defendants (builder) are restrained from undertaking any construction of the EWS which is not approved by the DTCP," said the court.

    The next date of hearing has been fixed as March 20, when the court will hear the matter again.

  • Does anyone know what happened in march 20 hearing in the court. Is unitech proceeding with the construction of ews flats?

    I also heard that unitech is planning to start construction of 3 additional towers in south close within the same premises. That was as per their initial plan but got halted due to some land disputes. If that's true it will be quite a shame and pain for families already living in the complex.
