Car parking cost is around 2 lac, 1.5 lac for club and power back up.

so left with 32.5 lac.

another 50 thousnad goes as IFMS so left with 32 lac.

so for a 1200 sq ft 2 bhk flat, pricing needs to be 32,00000/1200 = 2666 per sq feet.

edc/idc charges another 335 per sq ft

so price should be Rs. 2331 per sq feet. price of 2331 per sq feet includes plc also.

As such i do not find anything in 40 L budget.

  • U may need to look at Old Gurgaon or move to Dharuhera/Bhiwadi or increase yr. budget .

    so to put money for 2bhk for 40lacs in that area is not a good idea

    i do not find anything in resale in less than 2350 per sqfeet of basic sale price plus plc. please suggest. moreover too much upfront is also not desirable as that will push up black component as well as emi.

    Anatraj- as builder in residential, nothing much delivered as of now, if i m correct

  • Which projects on resale, r u getting at a BSP of 2350, except Sector 92/93 projects or maybe Orris ? Let me know .

  • No . A 2 BHK on resale is about 2900/3000 & would be about 3200/3300 in the soon to be launched Phase 3 . Do check on the prices, though .

  • if you can take the risk, there are some builders in anat raj, manaser which are building floor on 192,240 sqyd plots- can be within your range with early possesion.

  • No . Anant Raj does not have any floors & Anant Raj is one of the safest investments in RE . ABW has floors, but better stay away from ABW .

    Not sure why you are not considering sector92/93 etc... Even though the location is not too prime & do not have a good connectivity right now but I feel it has a good potential in terms of long term investment.

    There are 3 SEZ planned in the area and the expansion plan for IMT Manesar.

    dont know if u will like it or not , you can get readymade houses on 60 sq yrds in sector 45 for around 42-46L ....u may have to stretch a little on ur budget ...
