    Hi Guys! I am really disappointed with the DLF plot price launch in sector 73. I was hoping it would launch close to 47K but its way out of my reach now. ( So, I am back to the drawing board.

    Any good land options to consider in Gurgaon? I am looking for 350 yards plot size. The max I can afford is 1.7CR. My investment horizon is 2-3 years. I want to be close to NH8.

    Some people have advised
    1. Vipul World sector 48
    2. BPTP sector 102. Proximity to the diplomatic enclave is catching my eye but I am not sure because of BPTP rep and sector 102 is really far.

    Looking forward to getting some good advise.

    I would say look for plots in the sectors 48-51 +

    You wll get it in 60-65 K (not sure but the prices will be in this range only).. it will be much better than the highly inflated prices of DLF.....

    All these prices are based on speculation...now builtup properties are selling at the same rate as the underconstruted propties

    Speculators do not buy in the under constructed properties and hence they do not see the artificial price rise as seen in the under constructed properties

      Land in GGN is too expensive now & out of reach of most. If somebody has a 5/6 year plus perspective, it is best to buy land in Dharuhera . One can also look at Kundli .

          Itni badi correction kabhi nahi aaney wali ki, DLF plots jao 60-65 K mein available hai, woh 30 -35 K mein mil jaye .

            SituAtion is no different in sonepat(kundli) rates there too have gone off the roof. I see a good chance of correction there.
            P.S Rates in sonepat have gone up by 100-130% in last 3 months

                Yes . it's not only GGN, which seems to be going crazy .

                  Yeah I have witness 4 deals in last fortnight (all in Sonepat HUDA sectors)

                  an instance a 250 sqyd plot in sector 7 in Sonpat was available in 40 lakhs in July... I didn't went for it.

                  My friend has bought a 100 sqyd plot last weak in 30 lakhs ns the location of 250 sqyd is better.

                    The market is getting beyond my understanding . Something is definitely wrong somewhere, maybe correction is on the horizon, don't really know .

                    Thinking of holding all my investment decisions, until, i am able to understand, what is actually happening
