    I heard that Uppal Developers are now planning to launch a new residential project called Winter Hills, in sector 77, near Aapno.

    The effective expected price is about 4100/ SqFt deducting discounts.
    The apartments will have 3 BHKs of the 1550 SqFt onward and are expected to be fully loaded with modular kitchen, AC and wood work.

    The launch of Uppal Canary - phase 2 is postponed for the time being.

    What's the members' take on the project location, pricing and investment?

    Seems like 4000 + pricing is becoming the norm beyond the second toll. Is it justified? Is the toll likely to remain or move?

      It will neither remain nor will it be moved. It would be abolished as per the news published a couple of weeks back.

        Amit, any idea on the exact location & how far is it inside from NH ?

        Any idea on prelaunch discounts ?

          should be around a km or a little less.... the effective price will be around 4100. they might price it around 4350/4400...

            Pretty high pricing, what do u think ? Is it with premium specifications ?

              the specs are supposedly premium.. as for pricing dont expect anything below 4000 from now on...( the high low issue is no longer a factor for builder)
              they will all price it higher/at par with the last launch...

                Police propose to remove toll plaza in Gurgaon - Hindustan Times

                Here’s some good news for industrialists and residents opposing the Kherki Daula toll plaza. According to sources, Gurgaon police have proposed to do away with the toll plaza in a meeting held this week with road transport secretary RS Gujral.

                Confirming the news, police commissioner SS Deswal said: “It should be removed as it causes lot of traffic snarls.” The commissioner even showed some solidarity with the Udyog Vihar industrialists at a meeting with the industrialists’ association.

                A group of businessmen have been urging the authorities to remove the second toll on Delhi-Gurgaon Expressway located just 18 km ahead of the 32-lane Delhi-Gurgaon border toll plaza. Meanwhile, Udyog Vihar industrialists have decided to stage a demonstration against the controversial toll plaza outside the Haryana State Industrial and Infrastructural Development Corporation office on May 5.

                “We are fighting not only for the cause of industrialists but also for the residents of the city. The two toll plazas are separated by a distance of 18 km only which is a burden on the pocket of everyone,” said Colonel Raj Singla, president, Chambers of Industries of Udyog Vihar.

                The industrialists are also urging for toll-free lanes for the local residents. “Unless that happens, at least 75% concession should be given to the residents of entire Gurgaon, which the concessionaire company had earlier committed,” added Singla.

                Recently, Lok Sabha member Rao Inder Jeet Singh had also argued against the Kherki Daula toll plaza. “There are two toll plazas within a distance of 17-18 km. Gurgaon residents should be given 50% concession, irrespective of which direction they go to, Delhi or Jaipur, said Singh.

                The officials of the Delhi-Gurgaon Super Connectivity Limited (DGSCL), the concessionaire, were not available for comment.

                  why would any body want to buy after toll at 4100, when there are options on SPR from 3500-5000

                    amit, basically depends on one's preferences . One may want to live right inside the concrete jungle & he may choose SPR . If he has a different set of preferences & likes to stay a bit away from all the maara- maari, he might choose NH .

                    There r several factors in favor of SPR & NH & similarly, several against them . So, people choose to stay as per their needs & choice . The biggest advantage, SPR has over NH is that it would be inhabitable earlier than NH .

                    My PoV, some may not agree .
