    Most of the People buying in Noida Extention...( Its extention which has problem not Noida) never had the budget to invest in GGN..

    So I really doubt..can be fruitful for Dharuhera though.....

  • Man prices in GGN are much much ahead of Noida/GZB/NE/GN

    check out rates in 80+ sectors. its all agriculture land no habitation but still rates are 3200~5000 per sq ft.

    so a simple 2 bhk unit cost atleast 40 L ! and in NE 2 bhk units cost abt 15-25 L

    even in small towns of haryana like kaithal, pheowa HUDA plot rates are around 10000 to 20000 per sq yd.

    man I have no idea where this money is coming from in haryana.

    but I surely sniff something wrong here and expect downfall.

  • Cannt compare GGN to Noida

    GGN is city of riches.. where flats at remote locations are sold at 40 lks minimum.. where you cannt reach without your own vehicle..

    I really thanks UP government to provide us affordable house..

  • Taking a cue from the decision of the High Court, I think it is only a matter of time before similar protests by farmers spreads to other states, including Haryana. There are already rumours that Haryana Govt has not paid the farmers as promised. I think this will only spread. Poor apartment buyers. None to listen to their anguish.

  • true. I heard 30-40 days back farmares in Maneser raised voice against their pending dues etc. it is only that media doesn't give any hype because 4-5 people didn't died in clash like Noida

    It all depends how Haryana Govt handles the situation.

    भट्टा-पारसौल की आग एनसीआर में फैलने लगी है। सोमवार को एनसीआर के किसानों का एक सम्मेलन गुड़गांव के सर छोटू राम भवन में हुआ। यहां गौतमबुद्धनगर, गाजियाबाद, पलवल, मानेसर, गुड़गांव आदि के किसान एकत्रित हुए। यहां किसानों ने भट्टा-पारसौल में मारे गए किसानों की आत्मा की शांति के लिए 2 मिनट का मौन रखा। सम्मेलन में गौतमबुद्धनगर की हाईटेक सिटी जमीन अधिग्रहण प्रतिरोध आंदोलन समिति, भूमि अधिग्रहण प्रतिरोध आंदोलन समिति समेत कई किसान संघर्ष समिति से जुडे़ लोग पहुंचे थे। हाईटेक सिटी जमीन अधिग्रहण समिति के प्रवक्ता डॉ. जितेंद्र नागर ने बताया कि एनसीआर में किसानांे का आंदोलन बढ़ता जा रहा है। इसका जिम्मेदार 1894 का जमीन अधिग्रहण कानून है। उन्होंने बताया कि तय किया गया है कि जमीन अधिग्रहण बिल पास कराने के लिए एनसीआर के किसान एकजुट होकर मॉनसून सत्र में संसद का घेराव करेंगे। अगर इससे ठोस नतीजा नहीं निकला तो अन्ना-हजारे की तरह जंतर-मंतर पर अनिश्चितकालीन धरना दिया जाएगा। इसमें टप्पल, खुर्जा व आगरा तक के किसान शामिल होंगे। उन्हांेने बताया कि बिल पास कराने के साथ गुजरात मॉडल को एनसीआर में लागू करने की मांग की जाएगी। जितेंद्र नागर ने बताया कि मॉनसून सत्र में संसद का घेराव करने के लिए मेधा पाटकर से 16 मई को होने वाली मीटिंग टल गई है। अब यह 19 मई को होगी। इसमें एनसीआर से किसान उनके साथ संसद को घेरने की रणनीति तय करेंगे।

  • There might be immediate term fall in GGN. But all investors remaining in NOIDA will desert the region and flock to GGN - which will definitely bounce back faster and give better returns long term compared to NOIDA.

    End user in NE of course can neither afford main NOIDA and definitely not GGN

    My next property investment will definitely be in GGN.

  • I understand that there is no direct impact on the noida market per se. But there may be some rub off affect in the entire noida-gr noida region in terms of weaker investor sentiments..

    The noida expressway price range is 3500-5000, which is similar to the price range on nH8 and D way, so some investors may shift from NOida E way to NH8 or D way or SPR

    But faridabad has better options available than Gurgaon for the Noida investors

    I have the news of enhanced activity in Faridabad RE market since the noida news came out.

    The Kaithal HUDA plot rates were 18000 (sector 18 ) to 25000 (sectors 19 & 20) a few weeks before.
    Let me know if the rates are around 10K now.

    Bhai Rohit.. everybody knows the fate of Neharpar..
    Ppl bought project in 2005.. and still no possession in sight..

    Some of them are ready.. but when no basic amenities there.. who will go there..

    Gaur's project in 119 started in 2007.. and they have given possession in April, 2011.

    Even in GGN.. many projects are running very-2 late..

    Although ppl can earn huge premium there in GGN

    This is the difference between Noida and GGN/Faridabad...

  • HUDA plot rates everywhere are always going to be high and so are the returns. The reason for that is the way HUDA works as far as the planning, execution and possession of these plots are concerned. What I have observed is that HUDA never plan and execute a residential sector within a year, but takes a little longer route to ensure safety.

    As far as NE crisis is concerned then it is sure that people, specially investors would move to anywhere they see returns could be good. Affordable investors would start moving to places like RNE, CR, Ghaziabad, Hapur Road, Dharuhera, Bhiwadi etc. End users would most probably stick around in the area their jobs are. The most important reason of end-users(and also some of the investors) are coming to GGN area is the job-market, which is still seeing very good growth.

  • Faridabad has been there much before GNIDA, Manesar, NE and so on but never picked up as it is already very highly inhibited with local population and not much scope for better infrastructure as compared to Ggn/Manesar/Bhiwadi/Noida. Also since there is no industrialisation (Escort group is already in doll drums and no new companies coming in hence very low rental value) therefore low ROI.

    Investor also invests in projects where they know end buyers will come in short span of time. BPTP etc has been in Fbd for a long time but return on these properties are very low.

    In Fbd many BPTP projects, Neharpar etc could be options for people who are commuting/working in Noida/Delhi but since distance (despite toll bridge) and options available in Noida/GNIDA and Delhi (unauthorised colonies) are available hence i do not think fbd will gain despite NE crash.

    yes, the rates r less than 25K in sector 21 becose this sector is just open fields right now whereas sector 19 and 20 r fully developed and fully inhabited.
