    sactan - Flats don't ap[ppreciate. It is the land underneath that appreciates which in turn cause increase in price of the flats.

    As of today, 190 sq yard villa (broken into floors) , all floors in total cost about Rs 2 crore.

    My view is that it will become close to 3.5 crore in 3 - 5 years time. You can yourself bifurcate the appreciation of your floor.

      Thanks Gupta ji for your view ,hi smart next instalment is in oct will update date later ,allotment letter does not mention the discounts separately but think it is included in the basic price,anyway sought clarification from broker and builder on the issue,has anyone else received the allotment letter

        Sactan - Companies in GGn market takes 6-12 months to provide the BBA.

        I got the BBA for southpark in less than 2 months of the purchase....For floors also it shud take similar time.

          Amit Sir - Just for my understanding, can a propoerty be sold without builder buyer agreement.

          If any of the current allotees decide to sell, is it easy to sell without builder buyer agreement?

            This is no problem at all...BBA is not mandatory for resale. As amit has mentioned... 2 months for SP, I would consider it super fast.
            Though you should keep in mind, that only after 30% payments 1st transfer will be free. else you have to check for the charges.

              Unitech to get reprieve in the 2 G case

              India's federal sleuth, the CBI, has told the court hearing the 2G lawsuit that it has no evidence to suggest that Unitech Wireless, one of the accused, paid bribes to former telecom minister Andimuthu Raja. It also said that three executives of Reliance-ADAG who're in jail were not part of any telecom conspiracy.

              They're in jail because they were involved in a transaction to sell Swan Telecom to Shahid Balwa's company DB. With these admissions, and telecom regulator Trai's recent report saying that there was no revenue loss while granting the 2007-08 licences, what case is the CBI investigating?

              Kapil Sibal, the present telecom minister and Trai have both argued, correctly, that all measures of the so-called loss to the exchequer were notional. For example, the CAG's estimate of a loss worth 1,76,000 crore, benchmarked 2007's 2G revenues to the money that was raised three years later by auctioning 3G spectrum, a completely illogical comparison.

              If the government says that it suffered no loss and companies say that they simply followed existing policy to buy licences, where is the scam? The only case worth investigating is whether Raja allowed some players to jump the queue in return for backhanders. But the CBI seems to have nothing to prove this claim.

              We now need to restore sanity to the judicial process. Some of the accused, including Raja, have been in jail for as long as six months. Kanimozhi, daughter of DMK chief M Karunanidhi, whose connections with the 2G case seem peripheral at best, has been locked up for three months now.

              Executives of Unitech and Reliance-ADAG, who the CBI now says cannot be linked to bribery, are also languishing in prison. Their continued incarceration without being convicted of any crime violates the fundamental principle of natural justice which states that everyone is innocent till proved guilty. In the course of the 2G trial, this principle has been mauled badly.

              The judicial system must wake up now and grant bail to the accused. This does not mean that the investigation or lawsuits have to stop. It means that people whose guilt has not been established can't be jailed indefinitely while their cases make their tortuous way through court

                Unitech to put 3 hotels on the block

                Unitech, the second largest real estate company in India, is planning to sell all three hotels that it is currently developing, said vice-president (corporate planning) R Nagaraju.

                Unitech has already tied up with hospitality chain Carlson for the Gurgaon property, and with Marriott for both the Noida and Kolkata hotels.

                The three put together will have 600 rooms. The sale of these hotels is part of the company’s strategy to exit most of its non-residential businesses once it’s up and running.
                [B]The developer is targeting to raise Rs 500 crore to Rs 700 crore per annum from the sale of non-residential projects, which some refer to as its non-core assets.[/B]

                The other assets that could be partially or fully sold by Unitech include its shopping malls, office space, IT parks and land parcels in SEZs.

                Besides the hotels that are under construction, Unitech has land meant for the hospitality business.

                Nagaraju said negotiations have not started yet for selling the hotels. On whether real estate prices would witness a correction soon due to visible signs of an economic slowdown, the Unitech executive argued that cost reduction was not likely in this market. However, he added that the increase in real estate prices was likely to be arrested.

                Indicating that rising interest rates had impacted the company, Nagaraju said the interest outgo was estimated at Rs 600 crore for the current financial year, similar to the previous year’s level. This is despite the company’s debt reducing.

                Although new projects are rare in the real estate market at present, Nagaraju said Unitech has been able to regularly launch projects.

                This is primarily because of the company’s strategy to go beyond the NCR market. The new markets that it has ventured into include Chennai, Ambala, Bhopal, Rewari, Bangalore, and Kochi.

                While Unitech’s had started developing eight million sq ft of projects in January, it plans to complete 10 million sq ft by September-end. For the rest of the financial year, the company is working out its launch plan. When asked whether the company was planning to acquire any land in the near future, Nagaraju said, “it is not our focus area”.

To a question on whether Unitech would need to raise more, Nagaraju said: “No, we don’t require more.” Even the money raised from the two banks has not been used yet. “Looking at the leasing environment, we thought it was prudent to tie up some fund.”

                  Are Unitech problems coming to an end?

                  * CBI has already said that it has no evidence against Unitech

                  * TRAI has on record said that there is no loss of revenues in the 2G case.

                  * ED in its report is talking about a violation of only 63 crores against unitech. Max penalty in this case cud be 3 times of 63 crores, which is not significant. (That too if ED can prove it in the court)

                  * Unitech is selling non core assets to generate cash

                  * It has already tied up fresh funding of Rs 550 crore from two banks recently

                  * The current debt equity ratio is only 0.4 which is not very high as compared to the industry peers (still not low either)
