          as far as i know for 300 sq yard there is a PLC on unit 120 only.I was told 10 days back there is no ff avaialble in 300sq yard....very surprised how did u manage to get one last week .......sometimes i feel this scarcity is artificially created to market the project

          anyways just one more question to all those who have been tracking this project....i see there is a service area marked in the layout right opposite units 117,118,199 ....does any1 know what kind of services are going to come up there...also does service area negatively impact the resale value of ur property? i am kind of confused as to buying a unit opposite service area is good or bad...i mean it can be considered good since there is no unit opposite urs and hence more privacy and can be bad if say a diesel generator comes up right opposite to ur unit....can any1 please help me with this

            Second floor?

            No units available for 300 SQY on first floor, Only ground and second.

            Would buying at second floor make sense? (it is 4L cheaper compared to one on first floor).

            Any comments?

              i got second floor thinking terrace usage will be more as compared to ground and first!

                In this project there is no terrece so forget about rights .....

                i don't think second floor is bad...it should also give u good returns......my exp in ggn is cheaper the unit the better it is in resale....floor doesnt matter much in ggn where there r so many multistory buildings....yes in small cities second floor would have been a concern ....but not in ggn

                  well, my concern was from end user POV (I may not be the one, someone would be)
                  1) There is no lift, so elderly person would have problem climbling
                  2) In summer, second floor would heat up more

                    1. Target Market in GGN is generally young family. so 2nd floor is no problem.

                    2. I agree it heats up more, but then what are AC's for

                    Also, my understanding was that there will be a shared terrace. The unitech guy told us so!

                      Unitech hasn't sold off terrace at all. Now it would be interesting to check if its a legal obligation or any court directive to not to charge for terrace use or Unitech is looking at FSI clause of future so that they can build one more floor on top later on.
                      Atleast BPTP is charging for the terrace in their sector 70A project.
