Hi All,

I joined this group recently and having very less experience of RE and searching flat for personal use.Seeking help from senior members .

I like SKYZ-Sector 37D in last 2 week research but i have to streatch 10-15 lakhs for getting it

Some of my concerns are

1)Is it worth to take extra pain for ramprastha or i can get some other similar projects in my budget on searching more, If yes could you please suggest ?
2)All builder are showing EDC/IDC as 335 while it has changed to 254 long back by haryana govt .When this changed charges will take effect ?
3)Any broker discount for ramprastha ?

  • SKYZ is costly for its location and the future development of NPR is still not clear. No wonder that even after around 1 year of its launch Ramprastha has not been able to sell its inventory.

  • Full Layout Plan of Ramprastha City including all Schemes

    Hi Guys,

    I would be grateful if someone provide a link or image showing layout plan of RAMPRASTHA CITY including all schemes such as SKYZ, Edge Towers ,The View and Atrium ..

    Technically speaking I am looking for Masterplan of RAMPRASTHA CITY to know abt the location of all ongoing and future schemes.

    Dear BlessU,

    Thank you for your prompt reply but I am looking for a Masterplan showing the exact position of sub-schemes within Ramprastha City. Their website is showing only individual schemes without any connecting road network. My Purpose is to know, how good or bad a particulatar scheme is within in their Masterplan.

    The next best bet is Wikimapia - Let's describe the whole world!
    I am surprised that location map is not on ramaprasthas website..
    quiet a reputed, experience and recogised builder still such silly mistakes. I think they are building up their site which was different when I checked it last time.. Anyway.. if listening please incorporate complete locational layout. ( dont be afraid of the KOO CHOOCK CHOOCK trains passing nearby)

  • Really strange !!! How is it possible that a developer is selling Rectangular plots with dozens of tower and hundreds of flats without a Masterplan. I think intially developer has to get approved his whole Masterplan from Town and Country Planning deptartment showing the landuse details. Only after this one can proceed further for construction stages.

    Masterplan must be there bcoz it's a huge area of 450 Acres/1.82 square kms (1.35km by 1.35 km).

    Bless u Bro .... U got the point ..choock choock grr grr is one of the factor I want to know before tower selection. To invest or not to invest- I'll think later, its just a preliminary investigation stage..........

    India Property Invests Rs 120 Crore In Ramprastha's Gurgaon Project


    Private equity firm India Property Fund has picked up a 49% stake in Ramprastha Group's housing project Skyz in Gurgaon for Rs 120 crore.
    The project, being developed on 13 acres in Sector 37D on the Dwarka Expressway in Gurgaon, is part of the company's integrated township Ramprastha City. The company's chief executive officer Nikhil Jain confirmed the deal.

    About half of the Skyz project, which will have close to 700 luxury apartments, has been already sold by Ramprastha . The money raised from India Property Fund, which is managed by nonresident investor Purnendu Chatterjee's TCG Real Estate and US-based Vornado Realty Trust, will primarily be used for development of Skyz. "Some part of it will also go for other group housing projects in Ramprastha City," said Jain.

    DTZ was the transaction advisor for the deal. The 450-acre integrated township will include grouphousing , plots, commercial, institutional space, retail, hospitals and an SEZ as well and the company is targeting revenues of over . 8,000 crore from it over the next 6-7 years. In the last two years, investing at the project level has been the preferred route for most PE funds in the real estate space.

    Nice article Mr Jain might be targeting larger bulk deals as well given a target of Rs 8000Cr in the next 6-7 Years then. Need to watch this space closely.
    Rs 120 for 49% of 13 acres or Rs 18cr per acre valuation or
    450 acres = Rs8500 Cr makes sense

    Their master layout of entire 450 acre can be only accessed at their Sec 44 office.

    There are Villas - next to Skyz and Edge , Plots, Hospital, Vasant Valley school ( Vasant Kunj - Delhi ), Commercial , Retail mall & Police station.

    Also there are few future residential project land for residential.

    The exact location of Edge & Skyz ca be seen thru wikimapia. Its the D shape block, next to Dwarka Expressway. Skyz and EDGE are opposite to each other

    1) Number of apartments.
    2) Size of this project. I would only prefer low density project.
    3) How far is it from railway track. Big question mark ?????
    4) On what feature they call this project luxury. They are just providing basic specs + AC so how can they call it luxury?

    Seriously this is funny that the builder has not posted any master plan of township, had they done it would have been much easier for investors for sure....

    Sorry i cant help you on it as i am only invested in Edge.

    I invested when Edge was at 2400.

    Can't think of investing at todays rate as for me entry level is very crucial.

    Just to make you aware resale is also not allowed for now.. this gives no exit in case of better opportunity or distress. Better shop around at the current prices

  • Is there a 1year lockin or resale is totally not allowed. Its big point of concern considering the fact the entry is price if quite high for this sector 37D.

    My another concern is that the bigger projects townships (450acres) have high risk if they don't turn up good. Since a lot depends on single entity i.e. builder only whereas in other areas there are many developers and potential appreciation is much faster.
