Members!!!!

I have been looking to invest in a 2-3 Bhk since a couple of months now and more or less zero-ing on ireo sector 67a project ( although uptown, palm studio and victory valley are still on my radar) ... I request all knowledgable members ( especially the seniors and brokers in disguise of members) to comment upon the pros and cons of the project.

Also, I'd request other members planning to go for the project to get in touch with me, so that, we can look for a deal as a group rather than as multiple single parties .

As a start to the thread, let me list out a few pros and cons.

PROS

- New launch. Very little upfront payment.
- Specifications, better than basic, which are becoming a hallmark of ireo.
- location ( as per first information) looks to be good. Behind sector 67 or say
behind victory valley and PVSN
- other projects of the builder getting handsome appreciation and excellent
speed of all projects as of now ( cash crunch doesn't seem to be affecting the
So called FDI funded , politically funded as per grapevine, builder at all.

CONS

- yet undemarcated sector. Not in master plan 2021.
- builder, although very promising, hasn't delivered anything as yet
- specifications will be more along the lines of uptown ( which is available in
resale at 4800-4900 levels and has better location) and not very luxurious
Like grand arch,victory valley or skyon.
- although pricing is very speculative as of now but if it ends up 5k or more
Will be a disappointment ( like unitech south park).

  • There is panic among financiers.
    Most want to get out much before elections.


    Now only some Pigs are entering the market to get slaughtered.
    ( This is from the lines -: Bulls make money; Bears make money and Pigs get slaughtered)

    And Delhi market and the resale market in Gurgaon with huge upfront is already down.

    i was about to have my dinner before i saw this post . i am constrained to say that i will be petioning the supreme court to direct the CBI to establish whose ' hand ' is behind these mysterious movements of gurgaon real estate prices and the role of the said conspiracies behind movement of such prices. But i forgot C in CBI stands for congress may be we should call in the FBI.

    Not entering the market at present prices means they are Bears.

    And most of the bears are loading onto Gold,Silver and Agriculture Land.

    They are waiting at the sidelines to see how long can this game of
    "Privatisation of Profits and Socialisation of Loss can go on".

    When Market is Up; Builders make money . So Privatisation of profits.

    When Market is Down, Builders Bailed out by Govt. through Banks . So Socialisation of Loss.

    Gold,Silver are emergency hedge and during emergency paper Gold and Silver would be as worthless as other papers like fiat currencies.

    The kind of money printing that is going on just scares me.

    Hopefully some sense prevails among the central bankers; someone like Volker is needed who has the guts to increase interest rates so that the dragon of hyperinflation can be nipped in the bud.

    reminds me of 11th class economics, wherein students can mix and match various theories to justify any statement.

    however I am sure when you will study economics in detail as a specialized subject you won't make the below assertions/statements.

    No one can check ireo credit rating..take D&B credit report , it doesn't appear as this entity seems to be operating behind a veil but is doing CIBIL check on customers...how illogical!!

    I was going thru the thread, after sometime, I lost the sense and thought that it is the bubble burst thread. Only after reading your post, I realized that it is pertaining to some project.
