  • As per ATS pricing on their website, their official numbers are :
    4680 for down payment
    5200 for construction linked
None of above include EDC/IDC/Parking etc.

So from 3800 to 4680 is not that great jump ..
Or am I missing something here ..

now it all depends on the new launches by Godrej, tata, and ATS on DEW what is the "NEW low"

Looking at Puris anything around 7500-8000 is reasonable... unbelievable!

what will be cost of gold and silver polish on wall?

I think puri and other builders are providing flats with gold polish on wall.

Aisa kya laga rehe hai joh rate increase hota ja reha hai???

How rates are increasing without infrastructure and construction???

    Who is increasing rates???

How demand coming when more than 2 lakhs flats are vacant in gurgaon?

Who is buyers?? Brokers or end users????

  • mmm... just like it happened in US, over here too prices are too high than it should be...

construction companies should take only one percentage of share in construction. they should not try to be a dealer, constructor, promotor and investor.

This is good for people who are having good money but for a common man, This fake hike is very dangerous and dipressing.

In my childhood, My parents tought me that A man had 3 aims of life.
    1. Provide good food and chothes to his family.
    2. buy them a house.
    3. Find right parterns for your children...

2nd aim looks like a non-achivable thing now...

  • Don't we have any legalities that builder can't do this kalabajari.

Inside the agriculture market, govt. sometimes bans stock of some crop so that common man will not suffer because of its deficit.

Govt. should either introduce some stick laws against it or make a regulatory body to stop such frods.

Fully agree that Builders are playing unfair games...on the otherhand please note that prices are still less than half of present day prices in Dwarka ( not south delhi). Once the infra is inlace and places are inhabitated the prices will approach those levels...As they say Price is a subjective and relative number!

Golden rule is to enter a good builder project at a right time ( again relative) at a good location and as early possible.

Pre launch price: 3800 people who didnot get in called then prevaiming prices ( 4300 expensive...

people who didnot enter at launch ( after 2 month of launch ) called 4300 reasonable but then prevailing prices of 4800 expensive.

todayeven 5500 is not available !

after 2 years 7000 will look cheap so its all relative!

people should not do short term investment that too by taking loans ...

Long term india story is good and sound.

  • ..............And if you were a bear like me, you could think as below -

    Prices Comparison:
Dwarka Prices : 8.5-9.5k psf on average - all incl
    NPR Prices : 5500-6000 BSP + 1000-1500 (PLC + EDC + IDC + Car parking+ Club + BackUp + Fire Fighting + ST + ......) = 7-8K

    Loading Comparison:
Dwarka: 15-20% better carpet area compared to the NPR loadings done by New Age builders

    'Concept' Comparison:
    Dwarka - RTM
    NPR - 3-5 years/Litigation etc

    Metro Comparison:
Dwarka - Metro Operational including Airport Expresss
    NPR - No

    Facilities - Life Quality:
Dwarka - Well Settled (School,Hospitals, Markets, Roads etc)
NPR: 4-5 Years away if construction starts today

    Within Campus Facilities:
Dwarka - No clubs/pools but can be subscribed from outside
NPR - Swimming Pools, Clubs but these are chargeable so reflected in higher maintenance

    Availability:
    Dwarka - Limited
NPR - Practically unlimited land for next couple of decades

    Location Comparison:
    Delhi
    Vs
    Haryana

Listed points above are views or facts depends on the POV of reader ;)
Scarcity in RE can lead to pricing distortions but the way I see inventory coming up.. I am not too sure.
