now actually it is 43% IRR at assumptions pointed by fellow member..
If everything is going to happen after dway then why misinformation is being spread by quoting unrealistic figures for appreciation..
Warren Buffet looks like a dumb fool after reading such projections.. looks he does not know anything about investment made just about 15-20%pa..;)
Just do a back working of land rate, construction cost, marketing and approval expenses and comment on what return some greedy builders are trying to extract out of Innocent NRIs by showing their glossy brochures and temporary marketing staff who errupt in the forum with Pseudo names like hookers on a porn site:bab (45):.

- Mostly Nris are buying in ATS on DP. as the interest rate and IRR on their investments are close to 3 percent ..its better to put the cash in these investments of RE. Also as its directly with the company there no hassles.

For your attention.. do go through all the political affiliations, characters of the builders, homes from hell on the link and consult with your family, your parents and wife (as applicable) before deciding... Do check the time taken for other infrastructure projects being executed by govt agencies in past.. do go through some legal history to check now many years it takes for litigation related to land to resolve..

- Raj also has a point. The people who have/are investing in DP think from a different angle. they have ready cash and do not take loan interest etc into calculation. On the other hand it makes a different scene for guys like us.

Puri & ATS is future, while Orchid is present so you have to decide. What is the purpose? end use or investment?
- If keen on D way and can play the waiting game...both ATS and Puri are good. I do not know the rates of puri but someone mentioned 6 to 7K which is mind blowing to me. I will not invest at those levels.CommentQuote0Flag

To me Puri is too costly even at 5-6K...and what I like the most is 1000 ka range...like sen..range bound. But good thing is they have dropped from 6-7 to 5-6...let us continue Puri bashing here may benefit future investors...he he just Joking.
Now Orchid Location as suggested by you sec 51...is a good one. Unless we are sure of the specs/rate nothing much can be said at this point.
