Can you guys please suggest if Emaar Emerald Estate in Sector 65 ,Golf Road Extension is a good buy at 5000 psf in resale.

Any update will help me decide further.

  • Revenue rasta passing right through project

    After seeing the Layout submitted by Emaar at TCP site which boomer has shown, it is evident that Emaar has chosen not to show the 5m Revenue Rasta which bisects the project vertically and horizontally in the Phase 1 of the project.

    One should be aware that the Revenue Rasta is a public road and can be used by anyone and no security gate can be put in front of it.

    It looks like it passes through the next to the 2 adult pools and next to the so called green in front of the Towers D & C.

    I hope my reading of the same is correct and apologies if I have made any error, best to check with emaar as there does not seem to be any boundary wall abutting this rasta and hence is a security hazard as anyone can use this road being a public road.

    wonder why emaar forgot to mention this rasta . They did the same thing in Palm drive where a school has been shown as a central green in 2 places.

    I would request all of you to please validate this important information from emaar in writing.

    The Punjab and Haryana high court on Friday quashed a 2009 Haryana government notification acquiring 1,400 acres of land in eight villages around Gurgaon for developing sectors 58 to 63, in a judgment that deals a big blow to the Bhupinder Singh Hooda government as well as the Millennium City's realty sector.

    Among builders who have large portions of land in the affected area are Ireo, Krrish Buildtech and Commander Realtors. Other developers in the area include M3M, Emaar MGF, Anant Raj and Nova.

I am having some confusion in reading the Rectangle No and Khasra number as per approved license 10 of 2009 vs. Land acquisition notice. I am holding an independent floor in the project.

  • received a mail from emaar confirming that their land has not been acquired from the govt and has been bought directly thru the land owners so there's no problem in the project...

    Dear Patron,

    In continuation to our note "An update-Value Added Tax (VAT) on
    your unit", we would like to further clarify that VAT is
    applicable on all projects sold after April
    2007 where the Buyers Agreement was executed prior to completion
    of construction. This is irrespective of when your apartment/villa
    was/is going to be handed
    over.

    As you are aware, the Company as well as other developers have not
    been charging Value Added Tax (VAT) on the invoices/payment
    request letters for properties.

    However, the Hon’ble Supreme Court in the matter of M/s Larsen and
    Toubro Limited and Anr. Vs. State of Karnataka and Anr vide order
    and judgment dated
    26.09.2013 has inter-alia held that:

    · VAT would be payable in all cases where agreement is entered
    into between the developer and buyer prior to completion of
    construction;
    · VAT is in addition to other taxes/ duties (such as service tax,
    stamp duty,etc.)

    In light of the above judgment, which is the law of the land, VAT
    is payable where agreements have been entered with customers prior
    to completion of
    construction and the same is in addition to all other taxes,
    duties and levies. Further, as per the agreed terms & conditions
    of the application form/ buyer’s
    agreement the liability to pay all taxes is that of the allottee.

    The company is evaluating the liability and shall intimate to you
    the charges towards VAT, which maybe payable in due course.

    Yes..construction is going in. I was at the site 3 days back. Delivery I am guesstimating, atleast 1.5 yrs.
