Can you guys please suggest if Emaar Emerald Estate in Sector 65 ,Golf Road Extension is a good buy at 5000 psf in resale.

Any update will help me decide further.

    What is "others Land" surrounding the project. Is it empty or has village nearby?


    There is absolutely no issues with the project. Everything is in place.

    If you look at the location map, there is 'other land' in front of Tower A and B till the towers on the other side, this 6+ acres land used to belong to Bharti as commercial space. I got the info at the site. However it is maybe still under them or sold to someone. No idea but it is commercial space for certain. If you go around on the other side by the road behind the project towards Premium towers, the same land continues till the other project within Emerald Hills. You can take a look at the map of the project to get a better idea of what I am talking about.

    Emaar can take more than 2 years. It has a pathetic track record when it comes to delivery.

    For new gurgaon, take into account zero or substandard social infra at present.

    If the objective is immediate RTM, look at Tulip Violet or CHD Avenue 71 (not sure of your budget).

    You can look at Valley View Estate, Gwal Pahari on Gurgaon Faridabad road. It is in Gurgaon, not Faridabad and is about 5 minutes drive from GCX. The prices of 929 sq. ft and 979 sq. ft 2 BHK apartments are priced within 70 lakhs to 80 lakhs. It is self-sufficient, 24/7 power backup and water, mini-market and fully occupied as people are living there since 2005-6.

    P.S- I am not a broker but owned a flat there in the past. You should go and check it out once.

  • Don't go for Orris please. Layout of the entire society is pathetic with no individual entrance for the towers. As per my person choice, here are a few options that can consider:-

    1) CHD Avenue 2 BHK - Increase budget slightly and its good. Well connected to Sohna Road even in current scenario.
    2) Tulip White - Again increase your budget little bit and its good. Well connected to Sohna road via SPR and 24 meter internal road.
    3) Vipul Lavanya - Well Furnished 2 BHK for 62 lakhs or so. True value for money. Only problem is that it will take a while for the region to develop completely but pace of the same is very good and once litigation on 24 meter road is removed, rates may jump at least by 1000/sq ft.
    4) Vatika Lifestyle Homes (2+1) - Well within your budget. Nice location and well located to NH-8.
    5) Vatika Gurgaon 21 - Same as above.

    Ignore Emilia Floors altogether. 70 lakhs for Ground Floor with sub standard built quality. Builder launched the same for 22-23 lakhs and therefore the quality and overall feel is not very good but rates are too high.

      Current quoted price for 2 BHK is 80~82. You can negotiate hard to bring it down further
      Balconies are quite wide and can be used as extended room or storage room
      Higher floors have awesome view as no highrises in nearby due to row housing all around
      Power Back up is there
      Low maintenance as no club etc is there
      High Chances of appreciation as location is strategic. It is the only high rise in that area and just a walking distance to Anasal mall, Columbia Asia Hospital etc. Global Foyer mall is also coming up in front of it.

    Why is such a large builder like Emaar is happy keeping its licenses unrenewed?? What is the problem with its paperwork or due to unpaid outstanding?

    Received a PM from member on the project, but did not find it too encouraging on simple test of license status

    How are you doing?
    I need your advice/ point of view on Emaar Emerald floors Sector 65.
    I am looking to buy a Ground Floor 4BHK in a low rise gated development with facilities (preferred floors) for my parents for end use. They would need possession in 3 years. We have chosen Emmar's Emerald Floors for GCX location and good specs. I am being offered 2422sqft (1750sqft + 672sqft lawn) at 1.5cr in premium block Topaz. This is UC with only 30% gone OR 1.5cr in Ivory with 90% gone and possession expected in 1yr. These are non-boundary wall units and have good location in project.
    Could you please advise:
    a) If project is good (safe, now looks to be on time) to buy in given from 2009 till date they have managed to only develop 2 blocks (Ivory and Jemma). Other Topaz is UC while Amber/ Coral have not started
    b) Is it a good price to BUY at? I am being quoted 1.5-1.6cr for Topaz and Ivory. These are good blocks. While 1.3-1.5cr for Amber/ Coral which are a bit far (0.5KM to 0.75KM from community centre) and separated by 24mtr road.

    Please do help advise

    since he is referring to emerald floors, it must be their plotted licence which is LC-1058 A, that has expired in 20th may, 2013.

    Unless there is another Licence LC-1058B.

    Let me check on the same as well.

    Emerald floors were launched way back in 2009 and is nowhere near completion, it was launched in different phases.

    Infact emaar palm drive which was launched in 2008, they have applied OC for first 4 towers. so with emaar and unitech hazarding anything on possession timeline is like playing with fire. atleast with emaar quality of product delivered has been good.

    If certainty of delivery for end use is key then better not to bank on emaar. The project is very well located, bang on GCx and is a good mix of floors/ plots.

    EMAAR, UNITECH COMPARISON

    Financial Comparison: Still correlating with UNITECH can mean Emaar is a troubled company.     Location: Besides, Most of the unexecuted UNITECH projects are on troubled SPR, while EMAAR has prime locations, all on vantage points. I like a few UNITECH LOCATIONS and these may turn multi baggers if the company delivers.

    Construction: Built quality of EMAAR is always by A grade contractors like ILFS etc., unlike UNITECH. Construction status of all EMMAR Projects is far ahead of any of the UNITECH projects.

    License Status: UNITECH has a very poor LICENSE PLOTTED RENEWAL RECORD, UNITECH LICENSE STATUS AUG 13 while EMAAR has most licenses renewed and a few still to hit the first 4 year renewal deadline.

    Political/Legal Blessings: Certain Politican Blessings are related to EMAAR while UNITECH was embroiled in court cases pertaining to 2G SCAM case wherein all licenses were cancelled. EMAAR though embroiled in legalities, Enforcement Directorate Notices, yet they have been able to avoid any major roadblocks.

    Net-NET, in the current scenario projects of Emaar are more invest-able than UNITECH. However, each specific license needs to be studies for Renewal, Occupation Certificate, Construction Status and Location in particular.
